Mechanical Contracts Manager – Building Services
Location: North West England (office and site travel as required)
Salary: £50,000 – £65,000 + Company Car
The Role
You will be responsible for managing and delivering mechanical building services projects across the commercial sector, ensuring projects are completed on time, within budget, and to the highest standards of quality and safety.
Projects will typically range from £50k up to £4M and span sectors including commercial, healthcare and education, working with Tier 2 principal contractors, local councils, NHS organisations and major private sector clients.
Key responsibilities include:
• Managing mechanical contracts including procurement of materials, labour resources and subcontractors.
• Maintaining financial control of projects to ensure overall profitability.
• Quantifying, ordering and controlling both materials and labour resources.
• Procuring subcontract packages and managing subcontractor performance.
• Assessing work content and identifying value engineering opportunities for commercial advantage.
• Monitoring site progress and representing the business at project progress meetings.
• Monitoring installation quality and workmanship across projects.
• Providing technical and installation advice to site operatives and clients.
• Producing progress applications and valuing completed work for payment.
• Managing project financials including pricing and agreeing contract variations.
• Negotiating and agreeing final accounts with clients.
• Producing and maintaining Risk Assessments and Method Statements (RAMS).
• Ensuring compliance with company health and safety procedures and promoting safe working practices across sites.
• Mentoring installation teams and providing technical guidance where required.
• Maintaining strong relationships with existing clients and helping develop new business opportunities.
The Ideal Candidate
• Proven experience working as a Mechanical Contracts Manager or in a similar building services role.
• Strong understanding of heating and domestic mechanical services, with the ability to confidently navigate plant rooms.
• Experience delivering commercial building services projects.
• Experience working with Tier 2 contractors, local authorities, healthcare or similar clients is advantageous.
• Building Services technical qualification (NVQ or HNC minimum).
• CSCS Card.
• IT literate with proficiency in Microsoft Excel, Word and Outlook.
• Strong communication and client-facing skills.
• Proactive approach with the ability to maintain client relationships and generate repeat business.
