Building Services Senior Project Manager required
Position Summary
The Senior MEP Project Manager will lead projects across Scotland, ensuring the delivery of high-quality, safe and compliant projects. The role will also use experience and technical expertise to advise, monitor and develop Project Managers and Contract Supervisors across multiple projects within their remit.
This role requires strong leadership, detailed technical knowledge of Building Services, and an in-depth understanding of UK and Scottish standards, regulations and byelaws across construction and healthcare environments.
Roles and Responsibilities:
Manage and administer the delivery of Mechanical, Electrical, Plumbing and, where required, Builder’s works. This includes proactively managing key project activities, coordination and milestones across commercial, planning, engineering, construction, commissioning and handover phases.
The role requires early identification and resolution of issues to avoid impact on programme, alongside effective interface management with other disciplines to ensure successful project outcomes.
Key Objectives
Lead and manage all MEP works, including Builder’s Work elements where required.
Interface with a multidisciplinary project team to advise, integrate and fully coordinate works within the overall construction process.
Interface with and advise the client on all aspects of the works.
Plan, organise, schedule and monitor all phases of the works, including planning, engineering, construction, commissioning and handover.
Ensure works are delivered in accordance with contract documents, drawings and specifications.
In conjunction with the Commercial Team, lead and manage commercial and financial matters to maximise project return.
Ensure all works are undertaken in accordance with the Project Safety Plan.
Ensure all works are undertaken in accordance with the Project Quality Plan.
Responsibilities include but not limited to:
Technical Oversight
Develop Construction Phase Plans in advance of works commencing.
Develop, review and approve design plans, drawings and technical submissions.
Coordinate with consultants and engineers to resolve design and technical issues.
Manage integration of MEP systems with architectural and structural elements.
Implement, where practicable, the company’s prefabrication and Off-Site Manufacturing (OSM) strategy.
Ensure compliance with relevant legislation, standards and safety regulations, including but not limited to:
CDM Regulations 2015
Pressure Systems Regulations (training provided if required)
Gas Safe Regulations (training provided if required)
Scottish Water Regulations (training provided if required)
Ensure “As-Fitted” documentation and operation & maintenance manuals are produced in a timely manner.
Coordination and Collaboration
Coordinate works between subcontractors, main contractors, architects and other stakeholders.
Organise and chair coordination meetings, including BIM clash detection reviews.
Ensure correct sequencing of activities in line with overall project milestones.
Project Planning and Scheduling
Develop detailed project programmes aligned with the main construction schedule.
Monitor progress and implement corrective actions where required.
Identify, forecast and mitigate potential delays and bottlenecks.
Budget and Cost Control
Forecast, monitor and control project costs.
Review and approve subcontractor valuations, variations and change orders.
Identify and implement cost-saving and value-engineering opportunities.
Procurement and Resource Management
Manage procurement of materials, equipment and subcontractors.
Monitor material delivery schedules and ensure timely availability on site.
Evaluate supplier and subcontractor performance.
Quality Assurance and Control
Drive continuous improvement and delivery excellence across all projects.
Ensure installations meet required quality standards and specifications.
Ensure compliance with current SHTMs for Healthcare projects (where applicable).
Carry out regular site inspections, audits and quality reviews.
Oversee testing, commissioning and handover of projects.
Risk and Safety Management
Champion a strong safety culture with strict adherence to H&S legislation and company procedures.
Identify project risks and implement effective mitigation measures.
Ensure full safety compliance throughout construction.
Lead incident investigations and implement corrective actions where required.
Communication and Reporting
Act as the main point of contact for all project-related matters.
Provide regular progress and performance reports to senior management and stakeholders.
Maintain accurate project documentation, records and reports.
Leadership and Team Management
Lead and manage project teams and subcontractors.
Promote collaboration and maintain a positive and productive working environment.
Provide strong leadership, mentoring and performance management.
Support training and development initiatives where required.
Additional Specific Responsibilities (Large/Complex Projects)
Implement and manage Building Information Modelling (BIM) for coordination.
Oversee sustainability and energy efficiency requirements (e.g. LEED).
Manage integration of intelligent building systems, including BMS, fire alarms and access control systems
