Role Overview We are looking for a detail-oriented and proactive Facilities/Property Maintenance Coordinator (FMC) to join our team and take responsibility for the effective management and performance of one or more accommodation properties or blocks. This is a varied role combining maintenance coordination, compliance assurance, resident engagement, and financial accountability. You will play a key part in delivering a safe, compliant, and welcoming living environment for our residents by co-ordinating responsive, planned, and preventative maintenance services. The role is ideal for someone who thrives on organisation, problem-solving, and building strong relationships with contractors, residents, and internal teams. Key Responsibilities Operational Oversight Manage the day-to-day running of multiple properties using reporting tools, dashboards, and scheduled inspections. Coordinate maintenance activities through approved contractors, ensuring SLAs are met and issues resolved promptly. Monitor site cleanliness, safety, and facilities performance via reports, photographs, and resident feedback. Prepare operational reports by analysing maintenance data and contractor performance to inform asset management strategies. Resident Services & Tenancy Management Manage the student/resident journey across lettings, check-ins/outs, deposits, and tenancy enforcement via digital platforms. Support on-site Resident Liaison Officers with maintenance coordination and customer service resolution. Respond to resident communications professionally and escalate where necessary. Compliance & Safety Ensure properties remain compliant with statutory obligations (fire, gas, electrical, legionella, HMO). Schedule and verify compliance testing and remedial works through contractor oversight and documentation checks. Financial & Operational Reporting Monitor budgets and spending, track supplier invoices, and report cost variances across your portfolio. Contractor & Supplier Liaison Oversee contractors for cleaning, grounds, security, and reactive works. Coordinate day-to-day maintenance requests from residents and staff, ensuring timely and empathetic resolution. Manage planned preventative maintenance (PPM) schedules to minimise disruption during peak occupancy periods. Team Collaboration Support check-in and check-out processes, coordinating inspections and maintenance rectifications. Work closely with lettings and accounts teams to align operations with occupancy and revenue targets. Essential Skills & Experience Proven experience in property or facilities management, ideally with multi-site oversight. Strong knowledge of compliance requirements (fire safety, HMO, health & safety). Excellent organisational and communication skills with a student-focused approach. Ability to build rapport with tenants, contractors, and stakeholders. Proficiency in CAFM systems and digital maintenance tracking tools. Understanding of building systems and statutory maintenance requirements. Desirable Qualifications NVQ Level 3 in Facilities Management or equivalent. IOSH Managing Safely or similar certification. Previous experience in PBSA, Build-to-Rent (BTR), or residential block management.
