What we are looking for:
Electric Land Digital is seeking a highly motivated and commercially astute Real Estate Investment Manager to join our growing digital infrastructure development platform. Working closely with, and reporting directly to, the Head of Electric Land Digital, you will grow to lead on various workstreams across the whole development life cycle — from site identification, acquisition, planning, power procurement, development, and exit on multiple projects.
This is a unique opportunity to join a specialist business focussed on streamlining the data centre industry’s ability to grow by developing Powered Land through several innovative real estate strategies.
The ideal candidate is highly motivated with a desire to learn how to develop complex real estate assets across Europe.
What you will do:
The Investment Manager will be responsible for managing the whole development lifecycle of Powered Land sites suitable for Hyperscale data centre development from origination of new land opportunities to achieving ready-to-build status and sale/leasing. As well as the development of the assets, the Investment Manager will gain invaluable experience working closely with ELD’s capital partners (attending regular update meetings and reporting). ELD will give the candidate the tools to excel in a dynamic sector.
Responsibilities:
* Originate, identify and analyse new land opportunities, including underwriting and modelling the financial performance.
* Negotiate and close acquisitions with private landowners, institutional investors and ELD’s local development partners.
* Procurement and active management of the professional team for each project with a focus on legal, planning and power procurement, occasionally working with external consultancy firms to provide assistance in new territories.
* Creating and maintaining each asset’s business plan and programme.
* Work with external consultants to gain market intelligence, assist in underwriting new and existing opportunities and market existing Powered Land pipeline.
* Attend real estate and data centre industry events and conferences to build market presence.
* Coordination of all stakeholders (vendors, customers, consultants, agents, experts, local authorities, suppliers, investors, shareholders etc.)
* Collaborate with planning, engineering and technical consultants to oversee all permitting applications. Including the review of technical reports such as Phase I+II SI, ecology studies and other supporting reports.
* Where applicable, manage site preparation construction (demolition, decontamination etc) including contractor procurement, programme management and oversight of construction documentation (risk assessments, permits and other approvals).
* Lead on the marketing and sale/leasing process including negotiating with the end customer and closing the deal.
The individual will gain more responsibility, influence and ownership as time passes.
Qualifications/skills
Candidates within the real estate industry can have a RICS accredited degree but this isn’t necessary.
* Minimum of 3-5 years PQE (5-7 years without training) within the real estate or data centre industries.
* Desirable experience includes: powered land development, land brokerage within the data centre sector, data centre development/project management, data centre land acquisitions.
* Analytical skills and a creative problem solving attitude.
* Excellent social skills and oral and written communication.
* Integrity, ethical standards and good judgment.
* Leadership qualities and team spirit.
* Experience with other languages is an advantage.
* Driver's license (requires frequent travel).
