As our portfolio continues to grow, we are seeking an experienced Senior Property Manager to take ownership of property compliance, maintenance, and client relations.
The Role
The Senior Property Manager will be responsible for the smooth running of a managed portfolio of residential properties. You will oversee compliance, property maintenance issues, carry out inspections, and provide a high level of service to both landlords and tenants. This role requires exceptional organisation, attention to detail, and confidence in managing processes from start to finish.
Key Responsibilities:
* Maintenance Management: Manage all maintenance enquiries, instruct contractors, follow up on works, and keep landlords and tenants informed.
* Compliance: Schedule and monitor Gas Safety Records, EICRs, smoke/CO alarms, and contractor insurance. Complete quarterly compliance audits across the portfolio.
* Property Visits: Carry out routine inspections, record findings, and arrange remedial works.
* Check-Outs: Manage the process from tenant notice through to deposit return, ensuring fairness and compliance.
* Arrears: Proactively chase tenant rent arrears, follow set timelines, and update landlords accordingly.
* Invoices: Verify invoices against quotes, confirm completion of works, and process landlord payments.
* Right to Rent: Ensure all tenant Right to Rent documentation is checked, recorded, and compliant.
* Keys & Records: Manage all property keys, ensuring accurate database records and quarterly audits.
What We're Looking For:
* At least 3-5 years' experience as a Property Manager or Senior Property Manager.
* Strong knowledge of lettings legislation, compliance, and Right to Rent.
* Highly organised with excellent attention to detail.
* Confident communicator – able to build relationships with landlords, tenants, and contractors.
* Problem-solver who can work independently and prioritise effectively.
* Proficient in property management software/CRM systems.
* Full UK driving licence (essential).
