Job Title: Night Caretaker (HMO Property)

Hours: Monday – Thursday, 5:00pm – 8:00am (Night Shift)
Purpose of the Role
The Night Caretaker is responsible for ensuring the smooth running, safety, and security of the HMO property overnight. This includes monitoring CCTV, sorting and distributing tenant post, maintaining order in communal areas, and escalating any incidents or emergencies in line with company policy.
Key Responsibilities
1. Security & Monitoring
* Monitor CCTV cameras throughout the shift and report unusual or suspicious activity.
* Carry out regular checks of the building to ensure security and safety standards are met.
* Respond to and record incidents, escalating emergencies immediately to management or emergency services.
2. Tenant Support & Post Management
* Sort, log, and issue post and parcels securely to tenants.
* Act as a point of contact for tenants during night hours for low-level enquiries.
* Ensure tenant confidentiality and handle post securely.
3. Health, Safety & Property Standards
* Ensure communal areas remain clean, safe, and hazard-free during the shift.
* Report maintenance issues, health & safety risks, or safeguarding concerns promptly.
* Maintain awareness of fire safety and evacuation procedures.
4. Record Keeping & Handover
* Complete a nightly caretaker log, including CCTV checks, incidents, post distribution, and tenant interactions.
* Provide a clear handover to day staff regarding outstanding issues or incidents.
Person Specification
Essential
* Previous experience in a caretaker, concierge, or security role.
* Ability to work independently and manage responsibilities overnight.
* Strong communication and observation skills.
* Reliable, trustworthy, and professional.
Desirable
* Experience working in supported housing or HMO environments.
* First Aid or basic Health & Safety training.
* Knowledge of CCTV systems and procedures training will be provided.
