Pay rate: £326.59 per day PAYE
Role length: Anticipated 3 months
Working arrangements: Hybrid - 2 days per week in the office
The role:
We are looking for a Senior Housing Estates Surveyor to be responsible for the commercial estate management of the council's diverse commercial property portfolio and to be able to give property advice to other service units.
The client is not looking for building surveyors or housing stock condition/PPM surveyors. You must have experience in Landlord, Tenant and Commercial Properties to be able to carry out this role.
Key responsibilities:
To undertake the valuations and negotiations that arise in connection with the grant of leases, tenancies, licences, wayleaves and easements, terminations and lease end/surrenders, rent reviews and lease renewals, property disposal and acquisition, insurance, rating assessments, lease re-gears and capital accounting purposes/asset valuations
To oversee the day-to-day management of property within the portfolio including the implementation of reviews and renewals, new lettings, debt collection, the administration of service charges, landlord’s consents, dilapidations, tenant management, repair requests and management, addressing arising health and safety issues and to develop and implement management practices for these areas of work.
To provide all necessary property management advice to other units of the Council.
To monitor, guide and assist the Assistant Estates Surveyors in progressing their own work caseload and, where appropriate, assist in training and professional development
To carry out such other duties and responsibility as may be allocated from time to time by the Principal Estates Surveyor
What the client is looking for:
Membership or Fellowship of Royal Institution of Chartered Surveyors
Eligibility as a RICS Registered Valuer
Knowledge and understanding of the commercial property market
Up-to-date knowledge of property law
Excellent negotiating skills
Up-to-date valuation knowledge and skills
Significant post qualification experience delivering good valuation and estate management practice
Awareness of Health & Safety legislation and maintaining a compliant portfolio
Proficient IT skills
Excellent communications skills
Proven analytical and problem-solving skills
