Housing Repairs Operations Manager needed in North London Paying £55,000 per annum ref 1694124
Full time hours on a permanent basis
We are seeking a proactive and strategic Housing Repairs Operations Manager to lead the delivery of our responsive repairs, voids, and maintenance services. You will oversee both our DLO (Direct Labour Organisation) and external contractors to ensure excellent service standards, strong performance, and value for money.
This role is critical in ensuring our residents receive timely, effective and well‑managed repairs, and that our homes remain safe, compliant and well‑maintained.
Key Responsibilities
* Lead the day‑to‑day operations of the housing repairs and maintenance service, including responsive repairs, voids, disrepair, and minor works.
* Manage and develop our in-house DLO trades teams and external contractors, ensuring efficient delivery and high‑quality workmanship.
* Drive performance improvement across the service, reviewing KPIs, budgets, productivity and customer satisfaction.
* Oversee compliance with all relevant Health & Safety legislation, statutory requirements, and organisational policies.
* Work closely with asset management, housing, and compliance teams to ensure a consistent and joined‑up service.
* Use performance data, customer feedback and service reviews to identify risks and drive continuous improvement.
* Ensure robust contract management, supplier performance monitoring, and cost control.
* Provide effective leadership, coaching and support to supervisors and operational teams.
