Job Description
We are seeking an experienced and driven Intermediate Quantity Surveyor to join our commercial team on a flagship large-scale residential development. This role offers the opportunity to work on a high-value, multi-phase housing scheme, delivering critical cost management functions across all project stages, with a specific emphasis on groundworks and infrastructure packages.\n\nKey Responsibilities:\n\n * \n\n Assist in the preparation, submission, and agreement of interim valuations and final accounts.\n\n * \n\n Manage and monitor subcontractor accounts and payments.\n\n * \n\n Provide commercial input to project programming and reporting.\n\n * \n\n Work closely with the Senior QS and site teams to manage project costs and risks.\n\n * \n\n Procure and manage subcontract packages, particularly in groundworks and civils.\n\n * \n\n Prepare cost plans, tender documentation, and contribute to contract negotiations.\n\n * \n\n Conduct site visits to verify works completed and assess progress.\n\n * \n\n Support forecasting and reporting of cash flow, cost, and value reconciliations.\n\n * \n\n Ensure compliance with all contractual obligations and company procedures.\n\nRequirements:\n\n * \n\n Degree-qualified in Quantity Surveying or related discipline (or equivalent experience).\n\n * \n\n Minimum 3–5 years of post-graduate experience, ideally within residential or civil engineering sectors.\n\n * \n\n Strong understanding of groundworks and early-stage construction processes.\n\n * \n\n Experience with JCT and/or NEC forms of contract.\n\n * \n\n Proficient in relevant QS software (e.g., COINS, Causeway, Excel).\n\n * \n\n Excellent communication, negotiation, and analytical skills.\n\n * \n\n Self-motivated with the ability to work both independently and as part of a team.\n\nDesirable:\n\n * \n\n Previous experience on large housing developments or mixed-use schemes.\n\n * \n\n Working knowledge of cost management from pre-construction through to final account
