Role: Senior Quantity Surveyor (PQS Consultancy)

Well established Developer is seeking a detailed oriented Senior Quantity Surveyor to join their team. The successful candidate will play a major role in the cost management and financial control of construction projects from inception to completion, centred around the luxury residential market place. These projects can range from US$6m-35m for single family residential builds.
You will be required to work closely with contractors, architects and builders to develop cost-effective solutions that uphold the highest quality standards.
This role requires a balance of office-based work and on-site presence to ensure accurate project costing and efficient progress tracking.
Key Responsibilities:
Prepare cost estimates, bills of quantities, and tender documentation
Evaluate and manage project budgets and financial forecasts
Monitor construction progress and report on project cost performances
Assess and value contractor work for interim and final payments
Conduct cost analysis and provide commercial advice throughout the project lifecycle
Assist in contract administration and ensure compliance with contract terms
Identify and analyse risks and develop mitigation strategies
Liaise with clients, contractors, suppliers, and other stakeholders
Conduct site visits to assess work progress and validate financial claims
Support in the negotiation of variations, claims, and dispute resolution
Provide cost reports and ensure project delivery within budget.
Qualifications and skills
Degree in Quantity Surveying.
Proven experience in a quantity surveying role from within a Consultancy environment
Experience of at least 7-10 years in the field
Experience in the Luxury Residential and/or Luxury Hospitality sectors will be highly advantageous
Strong understanding of construction processes, materials, and cost control
Proficient in Microsoft Office suite and QS software (eg. CostX, AutoCAD, or similar)
Excellent analytical, negotiation, and communication skills
Ability to work independently and as part of a collaborative team
Caribbean, and/or International delivery experience will be highly advantageous
A clean police record and valid driving license will be required.
