Property Inspector
Basic salary £28,000 to £30,000 depending on relevant experience, plus bonuses and year‑end profit share. Realistic on target earnings of £30,000 to £32,000. Working Monday to Friday from 9:00 am to 5:00 pm.
Responsibilities
* Visit properties to undertake various tasks which include the production of condition inspections to ensure they remain in good condition, produce reports to evidence and dispatch to the relevant landlord.
* Compile detailed reports using bespoke software on an iPad that record the overall condition of a property prior to any tenants moving in.
* Re‑visit properties midway through an active tenancy to check on the condition, produce a brief report and dispatch this to the relevant landlord, discussing any maintenance‑based issues with tenants.
* Liaise with Property Managers to ensure maintenance issues are resolved.
* If the property is not being maintained to an acceptable condition, discuss this with tenants at the property and put a simple plan in place to improve the situation.
* Inspect properties prior to the end of a tenancy to produce a check‑out report which records the general condition of the property before tenants move out.
* Mediating between landlord and tenants regarding any maintenance considered beyond fair wear and tear, and attempt to agree on a suitable amount of money that tenants must contribute. Once agreed, relevant funds will be deducted from the deposit lodged with the company.
* When issues are evident at the end of a tenancy and no mutually acceptable compromise is reached, prepare all relevant paperwork and send this to an independent adjudicator to decide if and what should be deducted from the tenants deposit.
Qualifications
* Previous experience in a similar role within Residential Lettings would be advantageous but not essential.
* Strong attention to detail when inspecting a property and compiling a report.
* Highly organized and able to manage a busy diary.
* Ability to prioritise urgent tasks and work to pre‑defined deadlines.
* Excellent communication skills – face to face, orally and electronically.
* Confident and professional.
* IT proficiency – familiar with MS Office, other general packages, tablets, and other mobile devices.
* Own a car and hold a clean driving license.
