Role overview

Location: Manchester, M20 2UR

Salary: £34,000 per annum + Overtime

Working Hours: Monday to Friday 08:00 am to 17:00 pm

Contract Type: Permanent, Full Time

About the role

Role Overview:

To assist the Operations Manager in the operation of site contracts in line with divisional objectives and offer day today client facilities management support. What you'll do:
1. Review and evaluate existing soft & hard services contracts, to provide KPI and SLA’s
2. Provide day to day hard & soft services contract management (cleaning, vending, catering, contractor management etc)
3. Production of accurate contract performance reports weekly, monthly, as and when requested
4. Production of helpdesk related reports
5. Communication to client departments of completed and planned works
6. Provide day-to-day FM operational support to the client
7. Client liaison and complaint management
8. Dealing with subcontractor and supplier enquiries
9. Comply with any additional ad-hoc instructions which may be given
10. Assist with overseeing Planned Preventive Maintenance scheduling
11. Operating as a member of the EMCOR team, to lead and support all site based services
12. Ensure KPIs/SLAs are met and communicated to the Team
13. Plan and co-ordinate team briefings and Toolbox Talks
14. Review staffing levels and labour costs ensuring that they remain within the budget at all times
15. Provide monthly operational reports including budget performance against agreed targets
16. Influence and encourage collaboration, knowledge sharing and best practice across site(s)
17. Regularly meet with the client to communicate key contract issues in support of sustaining partnership values and the smooth running of the business
18. Deliver all the requires outputs against the agreed KPIs whilst striving to improving performance beyond the baseline target
19. Identify cost reduction opportunities resulting from improved / changed maintenance techniques
20. Manage/assist in recruitment procedures to ensure legislation and processes are adhered in order to identify suitable candidates with key skills and attributes
21. Assist in the duties/responsibilities of the Operations Manager in any absence
22. To perform any other reasonable duties required by the Operations Manager and/or Account Director
Who you'll be:
23. Technical Certificate or Diploma (advantageous)
24. IOSHH or NEBOSH Qualified (advantageous)
25. Experience of Producing & Reviewing RAMS
26. Experience within a similar role, managing the delivery of complex high value contracts with both hard & soft services experience
27. Experience of using Word, Excel, CMMS and Helpdesk Packages
28. An excellent level of interpersonal and customer relationship skills, with an emphasis on accuracy
29. Communication skills – a good use of oral and written skills to communicate, in detail, accurately
30. Ability to sustain effective relationships by understanding the importance of professionalism and able to handle complaints effectively
31. Ability to plan and organise in a timely manner, prioritising workloads effectively
32. Drive and determination by accepting challenges and striving towards departmental, personal & company goals & Objectives
33. Reliable and resilient under pressure, accepting responsibility and taking ownership & Accountability
34. Has a detailed understanding of operational needs, having a thorough awareness of commercial implications of actions.
