The role
Linsco is working with a well-established and highly reputable housing company seeking an experienced Build/Contracts Manager to join their team based in the North West. This is a fantastic opportunity for someone with experience in new build and social housing to join a growing team, offering an excellent package and potential career progression. The ideal candidate will have strong social housing experience, managing clients, and working on timber frame builds.
Duties
* Build to programme and budget a clearly defined project to the company's standards.
* Control production of single and multiple housing projects to programme and within the construction budget.
* Attend and influence pre-start project meetings with Development, Sales and Marketing, Architects, Construction Director, and Surveyor.
* Thoroughly appraise project drawings, quantities, and specifications before works commence.
* Work alongside the Construction Director, Technical Department, and Surveyor on the build programme, identifying potential design, buildability, and trades difficulties.
* Pre-plan with the Construction Director regarding staff, plant, site setup, and storage requirements.
* Hold regular progress meetings with subcontractors and internal departments.
* Motivate and encourage staff, discussing programme, finishes, finances, and keeping them informed of project status.
* Assist in staff training and recruitment for the project.
* Monitor staff performance, site workmanship, and quality control.
* Conduct regular site meetings with Sales and Development departments.
* Discuss costings and subcontractor performance with the Construction Director and Surveyor.
* Inspect and approve new subcontractors' work quality and suitability.
* Check plant and machinery costs.
* Manage checks, prelim costs, and variation orders, coordinating with the Surveyor.
* Ensure health, safety, and welfare regulations are enforced on-site.
* Liaise with company departments, local councils, NHBC, and statutory bodies.
* Maintain good relationships with local authorities and NHBC, adhering to rules and regulations.
* Carry out handover and quality control checks to high standards for customer handover.
* Ensure site presentation is optimal for visitors.
* Supervise all developments from conception to completion, including site roads and sewers adoption under relevant Acts.
* Prepare land acquisition information, considering site peculiarities.
