Pre-Contracts/ Construction Manager

Hatched Talent Solutions is partnering with a respected and growing commercial interiors business to recruit an experienced Pre-Contracts / Construction Manager.
This role is perfect for someone who thrives in the early stages of project delivery, bringing structure, clarity, and commercial insight to the pre-construction phase. You’ll be working for a company with a strong reputation for delivering exceptional fit-out projects across a variety of sectors.
The Role
As Pre-Contracts / Construction, you’ll be responsible for the smooth transition of projects from the point of sale to the start of on-site construction. This includes managing contractors, coordinating internal teams, reviewing documentation, and ensuring project scope, costings, and deliverables are fully defined and ready for handover.
You’ll play a vital role in setting projects up for success — working closely with sales, design, and operations teams to ensure a seamless flow of information, risk management, and planning.
Key Responsibilities
* Understand the project scope and ensure alignment between sales, design, and delivery teams
* Select and engage sub-contractors early in the process, aligning their scopes with project objectives
* Negotiate final contract documentation and support early-stage procurement of surveys, design input, and building control
* Facilitate and document stakeholder meetings, addressing risk items and capturing all sales promises
* Ensure changes in scope are identified and costed prior to handover
* Oversee the full project setup: design reviews, file management, pre-construction documentation, and scheduling
* Ensure financial goals are maintained, with projected GP tracked and improved where possible
* Lead the handover process to the operations team with all key project information clearly communicated
What We’re Looking For
We’re seeking someone who brings structure, commercial awareness, and technical understanding to the table, while working collaboratively across departments.
The ideal candidate will have:
* A proven track record in pre-contracts, project, or operations management
* Strong negotiation skills, both with clients and subcontractors
* A proactive and solution-focused approach to challenges
* Strong organisational and documentation skills
* Experience working on interior fit-out or construction projects
* A working knowledge of H&S, building control, and design coordination
* Proficiency with Microsoft Office (Outlook, Excel, Word, Teams)
* Confidence communicating across all levels, from site to boardroom
