PROPERTY MANAGER
* Trinity Estates • £Competitive, aligned to experience and portfolio size • Hybrid with site visits across Surrey and Kent
ROLE OVERVIEW
We need a Property Manager who can take full ownership of a geographically diverse portfolio and run it confidently, commercially and compliantly, without being micromanaged.
You’ll be trusted with 20 residential developments (approx. 2000 units) across Surrey and Kent, acting as the main point of accountability for service delivery, client relationships and long-term asset care.
The portfolio has been sized to be manageable and sustainable, allowing you to focus on quality, consistency and long-term outcomes.
ROLE EXPECTATIONS
This is a varied, multi-location portfolio that requires strong organisation, sound judgement and confidence dealing with clients, residents and contractors.
You will need to balance service quality, cost control and compliance at the same time and be comfortable making decisions rather than escalating them.
You will be expected to run your portfolio, spotting issues early, managing risk and improving standards, not just reacting to problems.

You’ll be successful in this role if:

* Budgets, forecasts and expenditure are controlled and transparent
* Section 20 consultations and major works are delivered smoothly
HOW YOU’LL SPEND MOST OF YOUR TIME
Most weeks, you’ll be:
* Managing the day-to-day performance of your residential portfolio
* Building strong relationships with clients, residents and contractors
* Preparing and controlling service charge budgets and forecasts
* Overseeing major works projects and Section 20 consultations
* Carrying out regular site inspections and ensuring H&S compliance
* Interpreting leases, legislation and best practice to give clear advice
You’ll work from home, with site visits as required, trusted to manage your time and priorities effectively.

* Understands leasehold legislation and industry best practice

EXPERIENCE THAT HELPS
* Residential property management experience
* Strong knowledge of the Landlord & Tenant Act and leasehold legislation
* Familiarity with RICS and ARMA guidelines
* Experience overseeing Section 20 consultations and major works
* TPI Associate membership (or willingness to obtain within 12 months)
