As part of a major long-term campus transformation programme within the education sector, we are seeking an experienced Technical & Asset Manager to lead the strategic management of building assets, ensure statutory compliance, and drive the performance and reliability of the estates technical systems. This role will focus on the delivery of a robust planned and reactive maintenance regime, lifecycle planning, asset condition management, and the oversight of multi-discipline engineering activities. The Technical & Asset Manager will ensure that building systems operate safely, efficiently, and in accordance with contractual, legislative, and client requirements. Location: London Hours Per Week: Monday - Friday, 40 Hours Job Type: Permanent / Full Time The Technical & Asset Manager will: Develop, implement, and oversee the planned preventive maintenance regime, ensuring statutory compliance and contract requirements are met. Manage and report on planned, reactive, and remedial works, ensuring delivery meets contractual specifications and service-level expectations. Lead and coordinate multi-discipline FM workstreams, including mechanical, electrical, building fabric, and specialist service partners. Provide line management and support to mobile engineers, ensuring clear objectives, performance reviews, coaching, and skills development. Hold regular performance review meetings with internal delivery teams and supply chain partners to ensure continuous improvement and service quality. Manage asset performance, including condition rating, risk prioritisation, and ensuring the accuracy of all asset data. Maintain and update asset information within CAFM/CMMS systems to ensure compliance with both contract and GRAHAM standards. Support the development of lifecycle programmes, including planning of asset replacement, upgrade works, and long-term investment requirements. Oversee audits covering planned and reactive maintenance, ensuring documentation, compliance, and corrective actions are completed. Prepare KPI dashboards, performance reports, and operational updates for internal governance, client review meetings, and supply chain forums. Work collaboratively with client representatives, attending regular review meetings and maintaining strong professional relationships. Ensure that all technical operations and contractor activities comply with GRAHAMs Health & Safety Policy and relevant QA procedures. Participate in out-of-hours escalation arrangements, providing technical support during nights, weekends, and holiday periods as required. Lead a proactive approach to maintenance, risk reduction, system optimisation, and client service delivery. Represent GRAHAM Facilities Management professionally at all times, promoting safety, quality, and technical excellence. Undertake any other duties relevant to the position in line with business and contractual needs. This job description is intended to give the post holder an appreciation of the role envisaged for the job title and the range of duties to be undertaken. It does not attempt to detail every activity. Specific tasks and objectives will be agreed with the post holder at regular intervals. About You Essential Criteria Degree or equivalent qualification in Building Services Engineering, Mechanical/Electrical Engineering, Facilities Management, or a related discipline. Proven experience managing PPM, reactive maintenance, and technical FM operations within a complex estate. Strong technical understanding of M&E systems, HVAC plant, electrical distribution, building services, and asset operation. Experience in asset management, including asset surveys, condition reporting, lifecycle planning, and CAFM/CMMS systems. Demonstrated ability to lead multi-disciplinary engineering teams and manage specialist contractors. Strong understanding of statutory compliance requirements (LOLER, PUWER, F-Gas, L8, electrical safety, fire systems, etc.). Excellent communication, reporting, and stakeholder engagement skills, including the ability to present technical information clearly. Full UK driving licence and willingness to travel across a multi-site estate. Desirable Criteria Experience in a similar Technical, Asset, Engineering, or Estates Management role within education, FM, or public-sector environments. Knowledge of BMS/BEMS functionality, optimisation, and controls strategies. Experience with lifecycle modelling tools, asset analytics, and digital estate management platforms. Understanding of sustainability, net-zero strategies, and energy-related legislation. Experience managing minor works or capital replacement projects. Professional membership (IWFM, CIBSE, IMechE, IET, RICS) or working toward accreditation. Experience preparing technical reports, business cases, and investment proposals.
