Overview
The BMS (Building Management System) Commissioning Engineer is responsible for the testing, configuration, commissioning, and handover of building management and control systems. This role ensures that all BMS installations operate efficiently, meet design intent, comply with project specifications, and support optimal building performance.
Key Responsibilities
Commissioning & Testing
- Carry out full commissioning of BMS systems, including graphics, I/O testing, sensor calibration, and functional testing.
- Validate system operation against project specifications, control strategies, and client requirements.
- Perform point-to-point testing and verify integration with third-party systems (e.g., HVAC plant, lighting, energy metering).
System Configuration
- Configure controllers, field devices, and software platforms from manufacturers such as Trend, Tridium/Niagara, Siemens, Honeywell, or Schneider.
- Upload and download controller software, update firmware, and apply system changes as needed.
Documentation & Reporting
- Produce detailed commissioning plans, test sheets, and reports.
- Update as-built documentation, O&M manuals, and system schematics.
- Maintain accurate records of system changes, test results, and project progress.
Collaboration & Communication
- Work closely with project managers, design engineers, electricians, and installation teams to ensure smooth project delivery.
- Attend site meetings and provide regular progress updates.
- Support end-user training and system demonstrations during the handover stage.
Troubleshooting
- Diagnose and resolve control system issues on-site.
- Provide technical support during installation and early building operation.
Skills & Experience Required
- Proven experience commissioning BMS or related building automation systems.
- Strong understanding of HVAC systems and control logic.
- Ability to read and interpret control schematics, wiring diagrams, and mechanical drawings.
- Proficient with BMS software platforms (e.g., Trend 963/IQVision, Niagara N4, Desigo, EBO).
- Excellent fault-finding and problem-solving skills.
- Strong communication skills and ability to work independently or as part of a team.
- ECS/CSCS card, relevant electrical qualification, or controls engineering certificate preferred.
- Knowledge of networking, BACnet, Modbus, or other communication protocols is desirable.
