Overview
The Director of Contracts is responsible for overseeing the whole life cycle of contracts, ensuring compliance with legal requirements, and undertaking negotiations which align with the organisation's goals. The Contracts Director is a senior position supporting the Managing Director in the operations of the contracts from pre-construction stage to delivery of the projects up to practical completion and beyond to the expiry of the defects liability period.
Responsibilities
* Oversee the full life cycle of contracts from pre-construction through to project delivery and beyond to the defects liability period.
* Ensure compliance with legal requirements and manage negotiations in line with organisational goals.
* Support the Managing Director in contract operations across projects.
* Develop an understanding of the operational process of construction works to inform contract management and provide practical solutions.
* Maintain and manage client relationships, balancing timely notifications and commercial considerations.
* Work closely with the Contracts Manager to ensure information flows from the Board to operational site levels and uphold a positive culture on site and in the office.
Qualifications and Skills
* Strong commercial background with an understanding of contract law, including JCT and NEC contracts.
* Ability to interpret contract clauses and implement them within prescribed timescales.
* Good reasoning skills and the ability to articulate the delivery process and provide solutions during the construction process (pre- and during construction).
* Ability to build and maintain relationships and communicate effectively with clients as needed.
* Understanding of the building process to support contract management and delivery.
