Caretaker / Concierge

Full-Time Purpose of the Role To provide a visible on-site presence that supports residents, maintains the safety and cleanliness of the building, and ensures day-to-day operations run smoothly.
The Caretaker / Concierge acts as the first point of contact for residents and visitors while carrying out caretaking, security, and basic maintenance coordination duties in line with company procedures.
Key Responsibilities Resident & Front-of-House Services
• Act as the first point of contact for residents, visitors, and contractors.
• Provide a professional, friendly, and helpful service at all times.
• Manage deliveries, parcels, and resident enquiries.
• Support residents with general queries and direct them to the appropriate team where required.
• Promote a positive living environment and support residents’ quiet enjoyment.
Security & Building Access
• Monitor building access and challenge unauthorised entry where appropriate.
• Conduct regular patrols of communal areas, car parks, and external grounds.
• Monitor CCTV and report any suspicious activity, incidents, or antisocial behaviour.
• Maintain incident logs and escalate concerns to the Property Manager.
• Assist emergency services when required.
• Carry out daily checks of communal areas to ensure cleanliness and safety.
• Undertake light cleaning tasks and litter picking where required
. • Monitor bin rooms, ensure correct waste segregation, and report fly-tipping
. • Coordinate with cleaning and waste contractors as instructed by the Property Manager.
Maintenance & Repairs Support
• Direct residents to report maintenance issues via Fixflo.
• Carry out basic checks (lighting, doors, signage, fire exits) and report defects.
• Provide access to approved contractors following authorisation.
• Report completed works and any issues back to the Property Manager. Health, Safety & Compliance
• Carry out regular health and safety checks of communal areas.
• Ensure fire exits are clear and report hazards immediately.
• Support compliance activities such as fire alarm testing or emergency lighting checks when instructed.
• Follow company policies, procedures, and safeguarding requirements.
Working Hours
• Shift-based / rota basis between two buildings (Cresta House and Picture House – 2 min away from each other)
• May include weekends and bank holidays
• Typical hours: 9:00am – 6:00pm (subject to site requirements)
