Health & Safety Manager – Leatherhead – £60k – Office-Based with Hybrid Working
Overview
OPR are working with an established and growing property management firm who is seeking a proactive and knowledgeable health & safety professional to join their Leatherhead head office. This is a newly created, permanent role offering the opportunity to lead on all aspects of health, safety, and fire compliance across a diverse portfolio of residential blocks.
Working closely with property managers, contractors, and clients (including freeholders and RMC/RTM directors), you’ll play a key role in shaping a culture of safety while ensuring compliance with all relevant legislation and statutory obligations.
This is an excellent opportunity for a qualified health & safety professional with experience in residential property or block management to take ownership of a vital function within a supportive and forward-thinking company.
Responsibilities
* Ensure compliance with the Health & Safety at Work Act, Fire Safety Act, Building Safety Act, and other relevant legislation.
* Coordinate statutory checks including fire risk assessments, H&S inspections, asbestos surveys, Legionella reports, etc.
* Track remedial actions, maintain records, and ensure evidence of compliance is easily accessible.
* Develop and update the company’s H&S policies, procedures, and manuals specific to block management.
* Deliver training and provide practical guidance to property managers, clients, contractors, and site staff.
* Investigate incidents and near-misses, report findings, and ensure RIDDOR compliance.
* Liaise with fire authorities, enforcement bodies, insurers, and external consultants.
* Work collaboratively with internal teams to embed a strong health & safety culture across the portfolio.
Qualifications
* NEBOSH General Certificate (essential); NEBOSH Fire Certificate or equivalent (desirable)
* Strong knowledge of H&S and fire safety legislation related to residential property management
* Experience in block management, housing associations, facilities, or estates management
* Excellent communication skills – confident in translating compliance requirements to non-specialist stakeholders
* Organised, detail-oriented, and capable of managing multiple sites and compliance schedules
* IT literate, with experience maintaining compliance tracking systems
* Proactive, solutions-focused, and able to balance legal compliance with resident-friendly outcomes

* Salary: £60,000 depending on experience
* Holidays: 28 days including bank holidays, plus additional time off over Christmas & New Year
* Location: Office-based in Leatherhead, with hybrid working available up to 3 days per week
