The Senior Quantity Surveyor role is based at Vistry Kent’s West Malling office. It is a senior position within the Commercial, Estimating and Buying team responsible for supervising, managing, and advising on the financial and contractual aspects of multiple construction projects. The officer will ensure the execution of the Quantity Surveying function across allocated contracts, deliver cost control and financial reporting, and drive profitability while maintaining quality of service.
In a Nutshell
We are looking for an experienced professional capable of taking responsibility for the execution of the Quantity Surveying function on assigned contracts. The candidate will oversee contract and financial administration, advise on cost implications, and support Project Management, Land, Development and Construction teams throughout the project lifecycle.
Responsibilities
Key duties include:
* Attend design and development meetings to advise on cost implications.
* Recognise and advise Site Managers on delays, extensions, loss and/or expense, and issue relevant notices.
* Review contract documentation, checking drawings for errors, omissions and unnecessary cost.
* Prepare tender lists and support procurement programmes.
* Analyse quotations and tender enquiries, and negotiate contract sums with subcontractors.
* Issue variation orders, development changes, and cost advice on major variations.
* Arrange payments, authorise payments and agree final accounts with subcontractors.
* Prepare external valuation documents, stage payment schedules, and tick-offs.
* Maintain RAMS schedules and financial reports including internal valuations, margin analysis, commercial forecasts, cash flow forecasts, and turnover forecasts.
* Attend and minute sub‑contract order adjudication and project team meetings.
* Coordinate with the Build, Technical and Commercial departments to manage payment and retention processes.
* Mentor, manage and develop junior surveyors.
* Ensure all financial controls and contractual obligations are met and documented.

Requirements
* HNC / HND in Surveying or equivalent qualification.
* Proven experience as a PQS / SQS / Commercial lead within a residential house builder (depending on level).
* Strong understanding of building regulations, legal obligations, construction methods, and materials.
* Strong mathematical, IT, and analytical skills.
* Excellent communication and negotiation skills.
* Ability to work under pressure, with high accuracy and attention to detail.
* Good business sense and budget management skills.
* Team‑working and mentoring capabilities.
Desirable
* Degree in Surveying or a related field.
* Working towards membership of the Chartered Institute of Building (CIOB) or the Royal Institute of Chartered Surveyors (RICS).
