Position: Building Services Manager
Salary: up to £55,000

We’re looking for an experienced Building Services Manager with a strong background in mechanical building services to join a well-established company working on high-profile commercial, retail, domestic and industrial projects across the Cambridgeshire area.
Reporting to the Senior Building Services Manager, you’ll be responsible for the end-to-end delivery of mechanical building services projects. This includes managing day-to-day operations, coordinating contractors, and ensuring all mechanical works are completed safely, efficiently, and within budget. You’ll also play a key role in maintaining strong client relationships, ensuring every project meets quality standards and delivers an excellent customer experience.
What you’ll be doing
1. Manage and deliver multiple mechanical building services projects from start to finish
2. Ensure projects are completed safely, on time and within budget
3. Identify risks and implement effective solutions
4. Lead and support Trainee Managers, Assistant Managers, Supervisors and engineers
5. Interpret mechanical designs, specifications and construction drawings
6. Liaise with clients, architects, surveyors and project teams
7. Coordinate specialist subcontractors to maintain smooth project delivery
8. Enforce Health & Safety and CDM compliance
9. Prepare project reports, programmes and progress updates
10. Support valuations, final accounts and tender preparation
11. Track and report on project profitability
12. Oversee procurement and timely delivery of materials
13. Approve invoices and timesheets
14. Maintain strong client and supplier relationships
15. Promote continuous improvement and high customer care standards
16. Use company systems and software (including bespoke tools, Word, Excel and Project)
17. Support team members’ development
18. Duties may vary as projects progress.
The ideal candidate for this role will have:
19. A relevant Mechanical Building Services qualification (e.g., BSc, City & Guilds NVQ Level 3 or equivalent)
20. CIBSE qualification or accreditation (advantageous)
21. Proven experience in mechanical installations and mechanical project management
22. Strong technical knowledge across commercial, domestic and industrial mechanical systems
23. Excellent leadership, management and organisational skills
24. Confidence using a variety of digital tools and IT systems
25. Up-to-date knowledge of Health & Safety legislation, compliance standards and best practice
26. Self-motivation, proactive mindset and a positive approach to problem-solving
27. Strong teamworking skills with the ability to engage, integrate and motivate others
28. Full UK driving licence (minimum six months post-test)
29. Willingness to undertake training and ongoing professional development
30. Commitment to maintaining high professional standards and continuous improvement
