Role Overview:
The Property Manager will coordinate the delivery of an effective, professional block, estate, and leasehold management service to a portfolio of unique developments. They will provide expertise and specialist advice on all aspects of property management, ensuring a consistent and coordinated approach across all customer groups.
Key Responsibilities:
1. Provide a high-quality, responsive, and value-for-money property management service to customers.
2. Handle enquiries concerning management issues at properties managed by Plumlife (part of Great Places Housing Group).
3. Conduct regular scheme inspections to maintain high standards.
4. Ensure a customer-focused service with effective communication, regular updates, and key information sharing.
5. Prepare and monitor budgets and service charge accounts.
6. Carry out Section 20 consultations as required.
7. Lead planning for major works, preventative maintenance, and cyclical works.
8. Coordinate with third parties and oversee work programmes requiring specialist support.
9. Attend residents' meetings and AGMs as needed.
10. Ensure repairs are of high standard, timely, within budgets, and compliant with legislation.
11. Liaise with clients and stakeholders.
Qualifications and Experience:
* IRPM qualification or equivalent, or working towards it.
* Experience in block, estate, or property management roles.
* Experience in delivering customer-focused services.
* Knowledge of Leasehold Management, Health & Safety compliance.
* Budget setting and monitoring experience.
* IT literacy.
* Ability to work independently and under pressure.
* Problem-solving skills.
* Knowledge of relevant legislation and S20 consultation process.
* Full clean UK driving license and own transport.
