We are supporting a local authority in a role for an Asset Manager (Housing) to lead on the operational asset management of a portfolio of council land and buildings.
This role focuses on managing property assets to support the Council's objectives, increase income, and achieve capital receipts. You will provide professional property advice, manage transactions, and ensure assets are used effectively.
Salary - £550 Per Day
Key Responsibilities:
* Lead on operational asset management for a portfolio of council land and buildings, identifying and driving value added initiatives.
* Prepare and implement the Council's Asset Management Strategy and associated action plans.
* Carry out property surveys and valuations, preparing reports to support acquisitions, disposals, and investment decisions for Cabinet Members and Committees.
* Negotiate Heads of Terms for new leases, lease renewals, and rent reviews with external agents and professionals.
* Manage landlord and tenant matters across a mixed commercial portfolio.
* Monitor asset performance to maximise return on investment, ensuring statutory compliance and identifying strategic disposal opportunities.
* Lead on acquisitions and disposals of land and property interests, undertaking full due diligence for all property transactions.
* Provide valuation advice and support the commissioning and preparation of capital asset valuations.
* Deliver consultancy advice and analytical insight to service departments.
* Manage and maintain the corporate Asset Management System, ensuring property data is accurate, and capable of producing high quality management information reports.
* Provide expert property and regeneration advice to the Strategic Head of Property and Commercial Services, Chief Officers, and Members.
Skills and Experience
* Experience in operational asset management within a local authority or public sector environment, including preparation and delivery of asset management strategies.
* Strong knowledge of landlord and tenant matters, property legislation and valuation principles, with experience negotiating leases and rent reviews.
* Experience managing acquisitions, disposals and complex property transactions, including due diligence.
* Ability to carry out surveys, valuations and prepare reports and option appraisals to support decision making.
* Experience managing asset management systems, maintaining property data and producing performance information.
* Strong commercial awareness, analytical skills and the ability to provide clear professional advice to senior officers and elected Members.
