Job Description:
We are looking for a Facilities & Maintenance Operative to work at our Head Office in Rochdale. A Driving licence is essential. You will keep our Head Office building functioning effectively, maintaining the site and grounds to a high standard to provide an enhanced professional & working environment. This role combines hands-on maintenance with facilities coordination.
This can be quite a demanding position physically, as you are required to undertake active maintenance work to the building.
Working Monday - Friday 40 hours a week
Duties will include:
* Act as the main contact for building occupants and contractors.
* Coordinate planned and reactive maintenance works.
* Monitor building systems and report/resolve issues promptly.
* Ensure compliance with health & safety, fire safety, and statutory requirements.
* Maintain accurate records of inspections, certifications, and service logs.
* To ensure heating plant and equipment is efficiently and effectively operated.
* To test lighting systems, burglar and fire alarms weekly.
* To clear blockages, remove foreign matter from sinks, toilets, drains etc.
* To ensure gullies, drains etc. are kept free from debris and that grounds are litter free, weeding & pruning the front car park. Maintain public walkway.
* Manage waste ensuring that is available for collection as required.
* Setting up & removal of office furniture.
* To undertake general maintenance tasks, including: painting & decorating, basic joinery, plumbing and other ad-hoc duties as required.
* To organise contractor access and works, read RAM documents and issue work permits.
* Window and light fitting cleaning
* Inspection & repair of furniture.
You would be required to be flexible as to working hours to meet the company's requirements.

What we want from you:
* Practical skills in painting, plumbing, joinery, and general repairs.
* Computer literacy, experience of using Microsoft Office and email
* Good interpersonal skills and communication
* Ability to work on own initiative with good time management skills.
* Excellent organisational skills with ability to prioritise when working under pressure.
* Knowledge of water control and safety management, fire safety and COSHH
* Manual Handling & Ladder trained.
* Fire Marshal/First Aid desirable
