North Manchester ?? £40 £55k DOE £4,500 Car Allowance & Benefits Type: Full-time | Permanent | Hybrid Working The Company Our client is a reputable and growing construction contractor working across social housing refurbishment and planned maintenance throughout the North West. With a secure pipeline of work, they specialise in upgrading and maintaining occupied homes to meet modern safety, compliance, and energy efficiency standards. They are now looking to appoint a Quantity Surveyor to support live refurbishment schemes and contribute to continued business growth. The Role As Quantity Surveyor, you will manage the day-to-day commercial aspects of social housing refurbishment projects, supporting delivery teams from pre-construction to final account. Projects include planned maintenance, fire safety upgrades, M&E improvements, and energy efficiency works in occupied properties. Refurbishment often uncovers hidden issues such as ageing services, legacy pipework, structural defects, or historic compliance gaps. Intrusive works, particularly around M&E and fire safety systems, often require upgrading or replacing existing installations such as dry risers and sprinklers rather than installing new. These changes must be commercially assessed, controlled, and agreed. You will play a key role in managing cost, change, and risk while ensuring projects remain compliant, commercially sound, and delivered on programme. The Candidate You will be a commercially capable Quantity Surveyor with experience in social housing refurbishment or planned maintenance, ideally in occupied environments. You will be confident managing packages, supporting variation control, and working closely with site teams to resolve commercial challenges. Key Responsibilities Management of live social housing refurbishment projects Procurement and administration of subcontract packages Assessment and control of variations and compensation events Preparation of CVRs, cost forecasts, and financial reports Liaison with clients, consultants, subcontractors, and internal teams Identification and management of commercial and contractual risk Support tender pricing and framework submissions Assist in developing junior commercial team members Essential Experience Project Quantity Surveyor experience within social housing refurbishment Experience on occupied housing projects Good knowledge of contract administration (JCT / NEC) Experience managing variations from intrusive or exploratory works Strong communication and stakeholder management skills Desirable: Exposure to M&E or fire safety upgrade works Experience supporting decarbonisation or energy efficiency programmes Salary/Package £40,000 £57,000 DOE £4,500 Car Allowance / Company Car Hybrid working Healthcare, pension, holidays
