Fabric Small Works Manager

The Opportunity
Our client is a well-established and respected contractor delivering high-quality construction and property services across the UK. Due to continued growth, they are seeking an experienced Fabric Small Works Manager to oversee and deliver fabric-related small works projects across their portfolio.
This is an excellent opportunity for a hands-on manager with strong technical knowledge of building fabric works, capable of managing multiple small projects while ensuring quality, compliance and commercial control.
Key Responsibilities
*
Manage the end-to-end delivery of fabric small works projects (typically reactive and planned works) including roofing, carpentry, flooring, internal finishes, and minor building works
*
Oversee multiple projects simultaneously, ensuring delivery on time, within budget and to agreed quality standards
*
Act as the key point of contact for clients, site teams and subcontractors
*
Prepare scopes of works, programmes, and method statements
*
Price and quote small works, variations and additional works
*
Procure and manage subcontractors and direct labour
*
Ensure all works are carried out in line with Health & Safety legislation and company procedures
*
Conduct site inspections, snagging and quality assurance checks
*
Manage project documentation, reporting and cost control
*
Support continuous improvement and maintain strong client relationships
Candidate Requirements
*
Proven experience in a Fabric Manager / Small Works Manager / Building Maintenance Manager role
*
Strong background in building fabric works within construction, FM or property services
*
Experience managing multiple small works projects concurrently
*
Good commercial awareness with experience in pricing and cost control
*
Sound knowledge of UK Health & Safety regulations
*
Excellent organisational and communication skills
*
Ability to work autonomously and manage competing priorities
*
Full UK driving licence
Desirable
*
Relevant trade background (e.g. carpentry, building, or general construction)
*
SMSTS / SSSTS
*
IOSH or NEBOSH qualification
*
Experience working within live environments (commercial, retail, healthcare or education)
