1. Team Management and Team Working
2. Build the Project Commercial team and manage the successful on-boarding of new staff members, manage the development of personal development plans, establishment of objectives/targets for all direct reports.
3. Ensure the site team adheres to group procedures and governance.
4. Identify necessary and appropriate training needs for direct reports.
5. Development, motivation & performance management of junior staff and provide coaching and mentoring where appropriate.
6. Delegation of appropriate work to junior staff, whilst maintaining accountability
7. Commercial Service Delivery
8. Participate in the Project Kick Off meeting and input into and directly influence the production andmaintenance of the Project Execution Strategy.
9. Preparation / Manage the project(s) internal commercial reporting, influence and contribute to monthly projects reviews and any other reports which may be required.
10. Preparation / management of Valuations/Application for payment with full supporting documentation in accordance with the contract
11. Preparation / management of Cost Reports to the Client with contractually compliant supporting documentation.
12. Preparation and management of subcontract and material procurement schedules
13. Manage and where necessary prepare and issue Sub-Contract and Consultant Appointments in line with the requirements of the programme and procurement schedule.
14. Liaise with the Design Manager and Project Manager in relation to design aspects of the project and provide advice regarding cost impacts and value engineering.
15. Ensure the effective administration of subcontractor/supplier accounts from the preparation of detailed requisitions, monitoring and authorisation of subcontract payments through to agreement of final accounts.
16. Ensure the effective management and undertake where necessary the contract administration,including change management, the issue of contractual notices and communication in accordance with the contract and maintain associated registers.
17. Identifying commercial risks, opportunities, value engineering and change.
18. Challenge & manage in cost control / cost mitigation.
19. Ensure the correct site records are maintained. Implement a WBS structure to satisfy the Client & Contract requirements.
20. Ensure regular risk and opportunity workshops take place within the project team(s) and influence and input into a real time Risk and Opportunity Schedule including specific mitigation strategies.
21. Manage the preparation, negotiation and agreement of change events, extension of time claims, final accounts etc.
22. Measurement of quantities in accordance with the standard methods of measurement as required.
23. Ensure appropriate Client Management is initiated and maintained.
24. Identify and advise on insurance related issues, including the prompt notification of potential claims and ensuring all insurance related contractual requirements of the project are implemented and managed.
25. Maximising of cash position, including WIP control, cash flow production & improvement plans.
26. Ensure the out-turn cost and value on the project is monitored and managed in real time and ensure a detailed forecast is maintained and reported on a monthly basis.
27. Input into the production of the margin improvement plan on the project(s) and manage and maintain in real time.
28. Ensure the timely procurement of PCG, bonds and warranties as required by the contract.
29. Ensure the effective management of Sub-Contractor and Supplier disputes.
30. Input and assist in the management of Client disputes.
31. Assist in work winning duties as required, including technical writing for PQQ responses.
32. Corporate Development
33. Attend client engagement events for equivalent level customer feedback.
34. Involvement in Business Improvement Initiatives.
35. Assist in the preparation, development, and implementation of new Group Commercial Procedures where appropriate.
36. Assist in Functional leadership, bringing best practice to the Project(s) and assist in Business Improvement Initiatives when requested.
37. Attend client engagement events for equivalent level customer feedback. Involvement in Business Improvement Initiatives.
38. Assist in the preparation, development, and implementation of new Group Commercial Procedures where appropriate.
39. Assist in Functional leadership, bringing best practice to the Project(s) and assist in Business Improvement Initiatives when requested.
Qualifikationen
40. HND / Degree qualification
41. Chartered Quantity Surveyor Status (member)
42. Registered with RICS / ICES and working towards Chartership
43. CSCS Card (relevant type) All roles are expected to have the relevant competency skills cards where site-based work is required Commercially astute with substantial proven experience within a commercial role in the ConstructionIndustry.
44. Expert knowledge of Standard Forms of Contract and Standard Methods of Measurement.
45. Understanding of programming techniques and project controls.
46. Leadership Skills.
47. Computer literate with strong skills in Microsoft Office Applications (Word/Excel/Outlook/PowerPoint).
48. Good communication skills including presentations and ability to negotiate and persuade others.
49. Assess information within normal areas of responsibility; question evidence and findings in order to highlight and communicate issues.
50. Makes considered analysis of data in order to assess risk and gains and make viable conclusions.
51. Listen attentively and adopt appropriate styles to ensure understanding. Others should relate to them with ease. Ensure business goals are communicated throughout the team. Run effective team meetings ensuring contribution from all group members.
