Building Operator (Trades) - Refrigeration and Air Conditioning Systems Mechanic
Annualized salary: $89,356 - $91,728 + benefits, paid vacation, pension, and other perks.
Reporting to the Supervisor, Facilities, the Building Operator works independently to maintain work orders and carry out day‑to‑day repairs and the ongoing preventative maintenance program for all City‑owned facility systems specific to their trade.
Responsibilities
* Complete planned (PM) and service (SR) maintenance tasks pursuant to legislated requirements for each trade.
* Maintain and complete work orders in the Computerized Maintenance Management System (CMMS).
* Demonstrate exemplary customer service skills.
* Install, repair, service, and maintain mechanical, electrical, pneumatic, hydraulic fixtures and HVAC systems.
* Carry out preventative maintenance at various city‑owned properties.
* Report deficiencies and unsafe working conditions.
* Use mobile devices to access, monitor, and operate Building Automation Systems (BAS).
* Assist in planning alterations and installations, complete material lists, and liaise with consultants, contractors, inspectors, suppliers, and departments.
* Work safely in accordance with the Occupational Health and Safety Act and City policies.
* Read and interpret policy, procedures, owner’s manuals, and blueprints.
* Maintain inventory of building supplies.
* Respond to building emergencies during evenings and weekends and participate in the on‑call process.
* Work a minimal number of evening shifts on a rotational basis.
* Other duties as assigned.
Qualifications
* High School (Grade 12) graduation or equivalent.
* Five (5) years of commercial maintenance and troubleshooting experience in the applicable trade.
* Red Seal certification as a Refrigeration and Air Conditioning Systems Mechanic.
* Gas Technician Licence 1 or 2 issued under the Technical Standards and Safety Act.
* Experience with Building Automation Systems (asset).
* Valid First Aid/CPR Certificate (asset).
* Compliance training such as Aerial Lift, Confined Space, Fall Arrest, Substance Awareness, and Type 1 Abatement (asset).
* Proven knowledge of and experience using CMMS in a preventive maintenance environment.
* Ability to work with limited supervision in a team environment or independently.
* Effective verbal and written communication skills and customer service skills.
* Ability to prepare correspondence, estimates, quotes, and tenders using Microsoft Office and other applications.
* Ability to read and interpret drawings (blueprints) for existing and new construction/renovation.
* Ability to problem‑solve, ensure timely repairs, and minimize downtime.
* Proficiency with tools and equipment required within the trade.
* Good physical condition and able to work outside in inclement weather.
* Basic computer skills and familiarity with BAS and CMMS software.
* Knowledge of Fire Code, CSA Standards, and Health & Safety Regulations.
* Valid class “G” driver’s licence.
* Successful criminal record check, including vulnerable sector (asset).
