Job Purpose
To manage building and fabric both sub-contracted and In-house services within the Mitie Estates department across 2 hospitals to deliver pro-active and reactive maintenance services. The role will include shift working 8am-4pm.
Responsibilities
1. To manage specialist sub-contractors providing planned preventive, reactive maintenance and minor works to the buildings within Newcastle hospitals.
2. Act as group leader and deploy staff, requisitioning stores, materials and transport and arranging for security of stores and materials.
3. Achieve excellent standards of productivity, workmanship and discipline.
4. Encourage co-operation, teamwork and versatility including liaison with other disciplines and hospital staff. This will include where necessary resolving complaints by Trust staff.
5. Supervise all Building Fabric Tasks in progress to ensure a smooth flow of work is maintained.
6. Manage and undertake the maintenance of fire doors
7. Undertake surveys of hospital properties and report on the condition thereof.
8. To maintain and improve work carried out on PPM basis.
9. Make regular checks on all equipment/machinery being used by staff under their supervision.
10. Carry out the general administration of their section.
11. Interpret and work from all daily works orders, instructions, general drawings and specifications without supervision.
12. Diagnose and repair faults in building fabric, to deal with new situations as they arise and pass on knowledge to others.
13. Understand the working of the building fabric and instruct others in the aspect of this works.
14. Liaise with the projects team to ensure the continuity of work for the team, and plan work in advance.
15. To work to relevant standards and legislation including but not limited to H&S legislation, relevant Health Technical Memorandum, British Standards and good industry practice.
16. To manage the lifecycle redecoration programme by organising future works, logging and reporting completed works and ensuring materials and equipment are fully stocked.
17. Any other duties as reasonably required by the role or requested by Mitie management
Knowledge Skills & Experience
18. Recognised fabric/building apprenticeship
19. Appropriate BTEC, City and Guilds qualifications in a building/fabric discipline
Desirable
20. HNC or HND in relevant discipline
21. Hospital Experience
22. Operational FM experience
23. Post apprenticeship including supervisory experience
24. Supervisory management
25. Technical knowledge of building fabric
26. Good verbal and written communication skills
27. Basic IT skills
28. Able to provide concise written reports
