The Opportunity We are looking to appoint an experienced and commercially astute Planning Manager to join our in-house team, ideally based in York or the surrounding area. This is a strategic role with a broad remit across site promotion, planning strategy, and application management, supporting a growing portfolio of residential-led developments. You will take the lead on planning activity across multiple sites-from early-stage feasibility and Local Plan promotion to detailed applications and appeals. The role offers a chance to work on high-impact schemes and influence the direction of development at both a strategic and local level. Key Responsibilities Develop and manage the planning strategy for a range of sites, from pre-acquisition through to full consent. Lead planning applications and appeals, ensuring alignment with project timelines and business objectives. Promote sites through Local Plans, call-for-sites processes, and regional growth frameworks. Assess planning risks and constraints, offering commercially informed advice to support land acquisition and investment decisions. Engage with planning authorities, local communities, and wider stakeholders to build support and unlock development potential. Provide planning input into land bids, design development, and promotional material. Requirements Strong knowledge of the UK planning system, with experience of residential and mixed-use development. Proven success in managing planning applications and strategic land promotion. Strong commercial awareness, with the ability to balance planning policy with development viability and delivery. Confident communicator, with excellent stakeholder management and negotiation skills. Based in or willing to relocate to York or the wider Yorkshire/Northeast region. Desirable Experience Background in a housebuilder, property developer, or strategic land promoter. Familiarity with planning policy and decision-making in Yorkshire and the Northeast.
