A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team.
The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering effective maintenance services to tenants and housing stock, as well as working with external contractors.
This role supports a proactive approach to maintaining high housing standards. The successful candidate will conduct property surveys, including damp and mould inspections and diagnosis.
You should have excellent knowledge of Health & Safety legislation and current statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties include:
1. Carrying out responsive repairs and voids inspections, including pre- and post-works inspections to ensure high standards and customer satisfaction.
2. Managing responsive and major works related to damp and mould projects, overseeing service contracts from inception to completion, ensuring compliance with legislation, health and safety (CDM), and regulatory controls.
3. Performance managing contractors, monitoring delivery according to timescales, analyzing data, and reporting on KPIs monthly. Ensuring compliance and performance of fire risk assessments and testing programmes.
4. Making technical decisions during property visits, creating work schedules, and managing contracts, quality, and projects.
5. Delivering high resident satisfaction through effective communication and ensuring works meet legal and obligatory standards.
6. Supervising and managing works to control quality and costs.
7. Ensuring works are completed to statutory standards and KPIs.
This opportunity suits someone with a background in affordable housing property or similar industries, aiming to add value to an organization with growth ambitions.
Ideally, you will have at least a further education qualification (HNC/HND/Degree) or relevant construction or maintenance professional qualification.
Experience working within a busy maintenance or property team, managing compliance issues, and knowledge of contract law, damp and mould issues, and legislation is preferred.
