We are seeking a skilled urban planner or architect to create a detailed 2D urban masterplan drawing for Newent, UK. The project will involve analyzing the existing layout, incorporating green spaces, transportation networks, and residential areas while ensuring compliance with local regulations. The ideal candidate will have experience in urban design and a keen eye for detail. Proficiency in relevant design software is essential.
Project Title: Conigree Gateway (Feasibility Layout)
Total Site Area: 7.13 Acres (Provide your Title Plan GR427696)
1. Access & Spine Road (The Ransom Element):
Start Point: Center of the existing layby on Ross Road.
Direction: A perfectly straight line running 35° clockwise from the vertical (North-South) axis.
Termination: Must hit the Southern boundary to provide direct access to the "Neighboring Land."
Width: 6.75m carriageway with 2m footways on both sides (Gloucestershire Type 3 Standard).
2. Western Parcel (Retail Hub):
Setback: 20m minimum landscaped buffer from Ross Road.
Area: Allocate ~1.1 to 1.5 acres for a retail building (approx. 750m² footprint) and 50 parking spaces.
3. Eastern Parcel (Residential):
Access: One single T-junction off the Spine Road (approx. 100m from the entrance).
Layout: An internal loop road serving ~43 dwellings. Dwellings must be contained within the Eastern property boundary.
4. Southern Apex (Open Space):
