What is the role?
We are excited to be recruiting for a talented Land Director to join and lead our Land Team.
The purpose of this role is to deliver an effective Land procurement in a controlled cost environment, contributing to the regions profitability whilst meeting planned objectives and maintaining high standards of health and safety at all times.
Primary Responsibilities
* Identifying effective land opportunities and working with both the in house and external teams to deliver effective new land for the business growth
* Leading the Land team in ensuring any land opportunities are actioned swiftly so to maintain the highest standards of success and increase in profitability for the region
* Ensuring the team’s knowledge of land agents and the local planning environment is up to date and developed, to build positive relationships, to assist in identifying new land opportunities and give the company a competitive edge
* Leading and attending regular meetings such as internal management meetings, statutory bodies, land owner meetings etc and ensure that actions are followed up and the region continues to communicate effectively between departments and external contacts
* Ensuring the team provides excellent negotiation skills, project management, financial reporting and detailed land exercise appraisals to help achieve team deadlines and targets, whilst working towards the company’s high standards at all times.
* Taking budgetary control for the department and maintain the high level of cost control expectation from the business to improve overall profitability for the region.
* Delivering, monitoring and controlling planning Section 75, both in the negotiation and payment delivery, in line with budget review and cash control
* Assisting the MD in developing focussed short and long term land strategies for the region to maximise on success in the local area
* Effectively managing existing freehold land holdings and option agreements providing accurate reports
* Managing and monitoring the performance of the team and individuals at regular intervals so to highlight any potential areas of concern or improvement in department performance which can be addressed effectively and improve regional performance
* Ensuring Health & Safety is a primary focus and any issues are dealt with promptly to maintain the high standards of the business and the HSE.
* Negotiating and managing deals/contracts for the Housing Association delivery of the business
What experience do I need?
* A degree in a relevant property related subject is highly desirable
* Ability to be adaptable and strong in your management style with a consistent approach with internal architects, engineers, surveyors and external consultants and land owners.
* Proven negotiation skills are essential for this role
* Understanding of the financial and legal aspects of development opportunities
* Chartered member of the RICS/RTPI
* Excellent knowledge of key areas such as the planning process, relevant external environment & the impact on YH, and the legal process and contracts when acquiring land
* Full UK Driving Licence is required
