We're Hiring: Pre Construction Manager – Design & Build | Slough
The Role
We are seeking a dynamic Pre-Construction Manager with experience in both pre-construction and delivery to support integrated Design & Build projects. This hybrid role involves early-stage design coordination, cost planning, procurement strategy, and ongoing involvement during construction to ensure seamless handover and alignment between the project vision and on-site delivery.
Working closely with clients, designers, estimators, and site teams, you will play a key role in translating concepts into construction, ensuring each project is commercially viable, technically sound, and built with quality and efficiency.
Key Responsibilities
Pre-Construction Phase:
* Client Briefing & Feasibility: Engage early with clients to understand project requirements, site constraints, and objectives. Support feasibility studies, outline specifications, and budget development.
* Design Coordination: Manage the design process across RIBA Stages 1–4, ensuring alignment with buildability, budget, and programme. Lead design reviews with architects, engineers, and consultants, flagging risks and opportunities.
* Cost Planning & Estimating: Prepare and manage cost plans through all stages, working with internal and external estimators. Monitor value engineering opportunities to maintain quality and meet financial targets.
* Programme & Procurement: Work with planners to develop and maintain pre-construction and delivery schedules. Lead early procurement strategies, subcontractor engagement, and tendering for key packages.
* Risk & Compliance: Identify key risks (design, commercial, delivery) and support development of mitigation strategies. Ensure all designs and specs meet building regulations, planning conditions, and compliance standards.
Build Phase (Delivery Support):
* Handover to Delivery: Provide a detailed and structured handover to site teams, including technical documentation, design rationale, and budget notes. Support pre-start and early-stage site mobilisation.
* Design Continuity: Remain involved during construction to ensure design intent is maintained and address any technical queries (RFI management, minor design revisions, etc.). Liaise between site teams and design consultants to resolve issues efficiently.
* Progress Monitoring: Assist with tracking cost and programme performance, change control, and client reporting during early-stage construction.
About You
* Degree in Construction Management, Architecture, Engineering, or a related discipline.
* 5+ years of experience in pre-construction, estimating, or design management, ideally within Design & Build.
* Strong knowledge of Design and Build fit-out projects, various CAT A & CAT B.
* Strong technical knowledge of construction methods, materials, and regulations.
* Excellent stakeholder management and communication skills — confident working with clients, consultants, and subcontractors.
* Understanding of the full project lifecycle, from concept through delivery.
