Hays Property and Surveying are seeking a Property Management Surveyor to join an independentmercial property consultancy based in Kingston upon Thames.
Thepany are a respected and well-established independent firm ofmercial property consultants known for providing agency, property management, investment/development, and professional work on behalf of clients across Surrey and South West London. Their clients include many institutions, propertypanies, and private investors where they provide a unique and specialist service, designed to meet the requirements of both owners and occupiers.
Their Property Management department is responsible for overseeing a variety ofmercial property and mixed-use portfolios – ensuring they are managed efficiently with best-value achieved. Due to retirement, the business is now seeking a proactive and driven Property Management Surveyor to join and work alongside the existing team. The role will be office-based located in central Kingston, with an expectation to attend property inspections when required.
Your new role
As the Property Management Surveyor, you will be responsible for the smooth and efficient management of a mixedmercial property portfolio consisting of multi-let offices, retail and some industrial. You’ll have the opportunity to take ownership of your portfolio, work closely with senior managers, and develop your expertise in a respected and growing practice.
Key responsibilities include:
1. Managing relationships with both landlords and tenants, ensuring excellentmunication and service delivery.
2. Overseeing lease management, landlord & tenant services, and structured client reporting.
3. Preparing and reviewing service charge budgets and monitoring ongoing property management activities.
4. Ensuring fullpliance with KPIs and maintaining high standards across the portfolio.
5. Attending asset management and leasing meetings, providing clear portfolio insights to clients.
6. Setting up management systems for new properties and tenants, covering lease setup, rent and service charge processes, and operational procedures.
7. Supporting the accounts team with TRAMPS or similar property management software, including invoicing, credit control, and reviewing management accounts.
8. Ensuring all statutorypliance requirements are met.
9. Managing lease renewals and rent reviews.
What you'll need to succeed
10. A relevant degree in property / real estate, preferred.
11. MRICS qualification – desirable, but not essential.
12. 3 years+mercial Property Management experience.
13. A proven track record of efficiently managing a portfolio ofmercial properties, including multi-let office space.
14. A proficient understanding and experience of preparing and implementing service charge budgets in accordance with the RICS code of practice.
15. Solid understanding of lease management, tenant applications and structured client reporting.
16. Be a driven and proactive individual with excellent client-facing skills.
