Overview
The Estates Team provides an engineering support service across the Trust to maintain patient and staff environments.
Responsibilities
* Planned and reactive maintenance of electrical and mechanical plant & equipment, including:
o Electrical distribution systems
o Standby generator testing
o Lifts – rescue trapped persons
o Survey & quote for minor electrical installations and alterations
o Carry out minor electrical installations and alterations
o Lighting
o Plant Controls
o Environmental computer controlled systems
o Air Handling Units
o Nurse Call Systems
o Heating & Ventilation
o Water softening plant
o Refrigeration Systems
o Emergency lighting
o Isolated Power systems
o Central Battery system
o UPS (Uninterruptible Power Supply) systems
o Fire Alarm testing and attendance to fire alarms when on call
o Calorifiers and Hot Water systems
o Heating & Ventilation Controls
o Steam Plant
o MTHW (Medium Temperature Hot Water) Plant
o LTHW (Low Temperature Hot Water) Plant
o Plumbing (including all parts of domestic hot and cold water systems)
o Pneumatic Tube system
o Medical Equipment
o Medical Gas plant & Equipment
o Other Mechanical and electrical items as identified
o Carry out minor building repairs when on-call
* Undertake an Electrical Authorised Person role as required (Electrical bias Technicians)
* Undertake the role of a medical gas competent person carrying out maintenance, repairs and duties related to medical gas pipeline systems.
* Be included on the On-Call Rota to meet emergency and urgent situations out of hours and prepared to respond to emergency work outside normal working hour
* Make calls to approved Contractors for breakdowns out of hours when on-call
* Deal with major incidents such as loss of electrical services to critical areas, loss of medical gas to critical areas, loss of heating and hot water services to critical areas
* Assist to motivate, train and develop the maintenance team and apprenticeship scheme, ensuring the effective use of labour and materials to provide an efficient maintenance service for the Trust's building assets and to support Trust Managers
