Job Title: Maintenance Operative
Location: The Lindsay Care Home, Poole, BH13 6AP & The Links Care Home, Poole, BH18 8BE
Salary: £13.40 - £16.55 per hour dependent on experience
Contract: Permanent. 40 hours, full time. 20 hours at each care home
Shift pattern: Monday - Friday

Responsibilities
* As a Maintenance Operative, your primary responsibility will be ensuring that facilities remain fully functional. You will maintain buildings and equipment effectively while complying with all relevant Bupa Standard Operating Procedures, legislation, and industry best practices. Your role is crucial in ensuring our accommodation meets Bupa’s cultural and brand values.
* Ensure that all health and safety and compliance checks are carried out using the provided digital systems as per timescales directed by Bupa procedures and compliance tools.
* Action and close any tasks attributed to the Maintenance Manager or home highlighted on Bupa compliance management tools and software.
* Ensure safety and cleanliness within the care home and grounds to the satisfaction of Environmental Health, local Fire Authority requirements, Legionella Risk Assessment requirements and Health & Safety regulations.
* Complete maintenance and repair tasks to a high standard, in a timely manner, and provide value for money while ensuring internal decoration aligns with the organisation’s vision.
* Review residents’ preferences regarding their personal space and action as documented.
* Report defects, obtain quotes, and manage repairs using Bupa-approved contractors, complying with Bupa SOPs at all times.
* Report irreparable defects to the Home Manager or Property/Maintenance Manager as appropriate.
* Manage care home elements of refurbishment and capex programmes with minimal disruption to residents, visitors, and staff.
* Ensure tools and equipment are maintained and safely secured at all times.
* Assist with induction of new colleagues regarding operation of emergency exits, fire points and evacuation procedures, recording instructions as required by the Home Manager.
* May be required to provide maintenance support to additional local care homes within a reasonable distance (no more than 1 hour from the normal place of work).
Key Skills / Qualifications
* A good understanding of building services including heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing
* Understanding of building fabric and its maintenance
* Experience with planned maintenance systems and record keeping
* Knowledge of relevant statutory requirements and compliance
* Full driving licence
* A building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc) or a minimum of 3 years hands-on experience in property maintenance and general repairs
* Ability to work as part of a multi-disciplinary team
* Flexibility to meet changing demands within the care home
* Practical ability and experience in painting and decorating
