Job Title: Service Technician

Position Summary: Performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Essential Duties and Responsibilities:
* Completes assigned work orders generated from requests for service within 24 to 48 hours, conducts routine upkeep, diagnoses the source or cause of defects, and makes repairs in accordance with established policies, safety standards, and code requirements.
* Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing tasks, and inspecting completed work.
* Follows procedures for accessing materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
* Completes documentation and other paperwork in a timely, accurate manner to ensure service requests are documented and tracked.
* Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
* Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using materials efficiently.
* May periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications.
* Complies with safety and risk-management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents promptly and accurately.
* Demonstrates customer service skills by treating others with respect, interfacing with service team members, answering questions, handling complaints about maintenance services, and completing work orders with efficiency and urgency.
* Assists in conducting routine and periodic property inspections in person to identify safety and risk concerns, keeping the property in good repair, and communicating needs to management.
* Meets predictable attendance and physical demands of the position in compliance with Gallery Residential policies and expectations.
Work Hours (may vary by state or location): This position is scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and Sunday 1:00pm to 5:00pm. Service Technicians must be able to work a flexible schedule, including being on call during evenings, weekends, and holidays and must be able to perform essential job functions unaccompanied.
Qualifications:
* Education/Experience: Employment history that demonstrates the application of knowledge and skills sufficient in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices. High school diploma or GED is required.
* Ability: Demonstrated ability to read, write, and communicate effectively to represent company management in a support capacity and act as first point of contact for internal team members and external visitors.
* Math Ability: Demonstrated mathematical skills necessary to perform basic maintenance tasks.
* Reasoning Ability: Ability to apply logical thinking to define and correct problems and follow instructions furnished in written, oral, or diagram form.
* Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs to maintain records and provide information for supervisor use. Property management system experience is preferred.
* Certificates and Licenses: EPA certifications Type I and II or Universal for refrigerant recycling, plus all certifications required by state and local jurisdictions. Current valid driver’s license is required.
* Supervisory Responsibilities: This job has no supervisory responsibilities.
Work Environment: The work environment includes both indoor and outdoor areas of the property. Service Technicians may be exposed to outside elements and conditions that can be unpleasant or hazardous; reasonable accommodations may be made.
Physical Demands: The role requires physical effort including lifting up to 50 pounds independently and up to 150 pounds with assistance; frequent standing, walking, climbing, bending, and traversing stairs; ability to operate golf carts where applicable and navigate multi-level properties. Specific vision abilities required include various aspects of vision and the ability to adjust focus. Routine travel may be required for training or to assist other properties.
