Service Care Solutions are currently recruiting for a Condition Surveyor (Building & M&E) on behalf of a Council based in the North West.

The successful candidate will work within the Capital Programme team, carrying out condition surveys across a varied property portfolio, identifying defects, prioritising remedial works and supporting the wider asset management strategy.
The role is field based and will involve travelling across the North West, so applicants must be able to manage their own workload and work independently.
Responsibilities
Undertake detailed condition surveys of educational and operational buildings
Assess building fabric, mechanical and electrical elements and identify defects
Recommend appropriate remedial works, priorities and estimated costs
Input survey findings and condition data into the Council’s asset management system
Identify health & safety, statutory compliance and building-related risks
Work closely with the Capital Programme Officer and wider Asset Management team
Liaise with site managers, schools, premises staff and other stakeholders
Assist in the development and improvement of survey systems and processes
Produce ad-hoc inspections, reports and programmes of work where required
Support the delivery of planned maintenance and capital works programmesRequirements
Degree qualified in Building Services Engineering, Building Surveying, Mechanical & Electrical Engineering or a related discipline
Minimum 5 years’ experience in a Building Services, M&E or Condition Surveying role
Strong knowledge of building pathology, construction methods and M&E systems
Experience carrying out condition surveys across public sector, education or operational buildings
Understanding of health & safety legislation, codes of practice and current standards
Experience of identifying defects, prioritising works and estimating remedial actions
Previous experience using asset management or property database systems
Experience working within local authority or public sector environments is highly desirable
Knowledge of Department for Education condition survey methodology would be advantageous
Full UK driving licence and access to a vehicle insured for business use
