We are seeking a Technical & Asset Lead who will play a key role in our Integrated Facility Management business line on a global account. Based in EMEA this role encompasses not only the responsibility of providing top-tier support and continuous improvement in hard services delivery across our client's global portfolio also elevates the focus on asset management, asset lifecycle planning, and capital planning and replacement strategies. Key Responsibilities: Foster strong, credible relationships with client Site Leads, Workplace Managers, Regional Operational Leads, business partners such as EHS leads, IT, and establish trust in the delivery of technical services. Oversee Hard services FM resolutions, driving team skill development and enhancing service with opportunities for more self-performance. Champion performance via client Key Performance Indicators and manage subcontractors and suppliers against contracts and expectations. Advance a safety culture, liaising with the EHS team and acting as an SME for technical issues. Ensure client satisfaction with Facility Management services, leading in customer satisfaction and implementing client projects. Entrench JLL best practices to surpass client goals and expectations alongside meticulous gap analyses and scheduling alignment. Support sites with engineering item failures and maintenance, coordinating appointments for authorized persons across various fields. Leverage a full understanding of the technical budget across the regions and support all engineering operations managed by JLL. Implement tools and processes to back engineering function and ensure best practice compliance. Develop and reinforce a sustainability and sourcing strategy that focuses on delivering quality, cost-effective, and sustainable solutions. Work collectively with Global peers to normalize solutions and processes across all Services delivered. Support Procurement & Sourcing Lead on initiatives, achieving contract compliance and furthering sustainability efforts. Engaging with the Sourcing and Procurement team and other relevant departments to advance contract compliance, thereby safeguarding the client's assets and interests through strategic management of service-level agreements and vendor contracts. Monitor and track SLAs, KPIs and ensure compliance with Health and Safety regulations alongside capital planning processes. Asset Management and Lifecycle Planning: Incorporate strategic asset management plans to ensure the optimal performance and longevity of assets. Direct asset lifecycle analysis and capital planning, ensuring assets are maintained, enhanced, and replaced in a timely and cost-effective manner. Drive initiatives for predictive maintenance, asset utilization analysis, and proactive capital replacement strategies to support the client's long-term financial planning and operational efficiency. Compliance and Standards Management: Ensuring strict adherence to all local, regional, and national statutory compliance requirements related to the facilities and engineering systems, including but not limited to HVAC, Fire, Lift and Water. Implementing and monitoring compliance protocols to ensure both JLL's global engineering standards and the client's specific standards are consistently met. Working closely with the EHS, Compliance & Engineering teams, the incumbent will take a proactive stance in managing risk and ensuring the highest levels of engineering subject matter expertise, especially in response to incidents, near misses, or any other significant technical issues. Collaborating with local authorities on matters related to facility engineering, maintaining vital relationships, and ensuring a swift response to any changes in legislative or compliance requirements. Conducting regular assessments, audits, and reviews of engineering practices to sustain best-in-class service delivery, incorporating JLL best practices to continuously raise the bar on quality and compliance. Supporting the development and implementation of compliance tracking processes across managed locations, ensuring annual compliance sign-offs, and certifying that all engineering operations are aligned with stringent EHS guidelines and client-driven requirements. Overseeing the implementation of energy management programs, incident management, risk assessments, and emergency response plans that fall within the scope of statutory compliance, thereby optimizing operations and ensuring sustained client trust and safety. Engaging with the Sourcing and Procurement team and other relevant departments to advance contract compliance, thereby safeguarding the client's assets and interests through strategic management of service-level agreements and vendor contracts. Innovation and Technology: Encouraging a culture of innovation within the team, where ideas are shared and new technologies are explored to enhance asset performance and management. Staying abreast of the latest industry trends and advancements in engineering, FM tech, and smart building solutions. Collaborating with both JLL and client technology partners to implement systems and tools that drive efficiency, reduce energy consumption, and contribute to sustainability goals. Utilizing data analytics and IoT solutions to anticipate maintenance needs, optimize asset lifecycle, and improve overall building operations. Leading the adoption and integration of proprietary technology platforms as well as exploring third-party solutions to deliver high-quality, cost-effective services for the client. Fostering an environment that supports experimentation and the piloting of new technologies to improve client experience and operational excellence. Qualifications: Proficient in collaborative, cross-functional team environments with strategic and innovative thinking. Solid experience in vendor and contract management. Skilled in communication, creation of SOPs, and high IT proficiency. Professional engineer with multi-discipline experience and an adept understanding of HVAC, electrical, and other building services. Ideally 6 years of experience in a Facilities management role within a significant commercial organization. Extensive experience in facilities contracts, supplier management, and asset management processes. Degree in Mechanical/Electrical Engineering or Building systems is preferred. Knowledge of Quality Management systems and experience in asset lifecycle and capital planning. Desirable credentials include being an Authorizing engineer for High Voltage, Confined Space, and Pressure Systems, and CIBSE affiliation.
