An exciting opportunity has arisen for a Maintenance Engineer to join our Estates Team. In your role as the Multiskilled Maintenance Engineer will deliver an effective integrated maintenance service, aligned with HSE, Inspection Prevention Control, legislative requirements, CQC and Ofsted standards.


Main duties of the job

Reporting to the Senior Engineer the Multiskilled Maintenance Engineer will deliver an effective integrated maintenance service, aligned with HSE, Inspection Prevention Control, legislative requirements, CQC and Ofsted standards.

As part of the organizations maintenance function, the Maintenance Engineer will provide planned maintenance, reactive maintenance, inspections, testing, building alteration and refurbishment works. They will also be required to provide technical and professional advice as necessary to ensure that all work is carried out efficiently, to the required quality standard, on time, within budget constraints and in accordance with legal and statutory requirements.

These services will be provided at the Tadworth site and retail units in a shift pattern covering 7 days a week

Job responsibilities

Maintenance Services

o Inspect, fault find, carry out repairsto all buildings and building services across the estate.

o Be flexible adapting to a changing workenvironment and needs reassessing work methods and responding to urgentrequests.

o Undertake required planned preventativemaintenance assigned to you.

o Complete assigned tests and inspections.

o Help review, develop, work to policiesand procedures.

o Inspect and replenish fixed oxygensystem as required and trained.

o Receive, raise, acknowledge, updateprogress and close jobs on the CAFM system via provided tablet.

o Help review, determine and work toservice level agreements.

o Review and follow plans, specifications,and instructions to ensure accurate and safe completion of work.

o Review inspections reports and determineremedial work requirements.

o Assess and identify required materials,tools, and equipment for completion of tasks.

o Liaise with the helpdesk for ordering ofrequired materials and to maintain agreed stock levels.

o Support and update the Project Manageron agreed project works undertaken inhouse.

o Assess and complete condition reports asrequired.

o Communicate with staff as requiredproviding updates on works and to ensure any disruption to normal activates aremanaged and agreed.

o Escort and supervise Sub-Contractors asrequired in line with policy.

o Deputise as instructed by the Head ofEstates or the Senior Engineer.

o Undertake general estate dutiesextending to but not limited to; gritting, litter picking, emptying bins andjet washing.

o To undertake other or additional dutiesthat are within your skills and abilities, as the organisation reasonablyrequires from time to time.

Skills and Responsibilities

o Ensure works that form part of theorganisations H&S compliance, such as water or piped oxygen, are completedon time to an appropriate standard to maintain all required records, reports orservice sheets.

o Use CAFM system as part of day-to-dayduties.

o Participate in on-call duties, providingmanagement support out of hours as required.

o Manage own time to ensure timelyresponses and service delivery.

o Be a proactive and dynamic member of theEstates team, working collaboratively.

o Provide reciprocal cover for theorganisations logistics service, ensuring that all duties required by law arecompleted.

o Ensure radios and phones for workpurposes are used appropriately within the work environment.

o Maintain communication within the teamand across the Estates department.

o Ensure assigned duties are followed upin line with legal responsibilities and organisational policy and procedure.

o Uses the incident reporting and riskassessment system (IRAR), to identify and report risks and incidents/actions ifdirected.

Person Specification


Experience

* Experience of undertaking PPM, reactive and remedial maintenance.
* Experience of raising, accepting, updating and completing tickets on the CAFM system.
* Electrical installation/safe isolation experience
* Previous experience working in a FM/ building service environment.
* Asbestos awareness and COSHH trained.
* Managing & prioritising own workload.
* Working safely and effectively following safe systems of work.
* Experience with fire alarm testing.
* Working knowledge of relevant Health and Safety Legislation.
* Experience of working in a team
* Experience with new builds, renovations & extensions (commercial or domestic).
* Understanding of how building systems work
* Experience of systematic problem-solving issues with building systems and installations.
* Experience of working to and with a permit to work system.
* Experience of reviewing and writing work risk assessments and method statements
* Experience with medical gas (Desirable)
* Experience of working to SFG20 (Desirable)

Qualifications

* GCSE Maths and English or equivalent written and verbal communication skills
* 2 trade relevant qualification (nationally recognised qualifications such as City & Guilds and NVQ).
* Working knowledge of relevant HSE legislation
* A valid licence to drive in the UK.
* NEBOSH and or IOSH qualification


Skills & Knowledge

* Ability to use multiple IT systems including Excel, Outlook and CAFM (computer aided facilities management).
* Organised and process driven.
* Able to work to firm deadlines.
* Flexible and able to adapt to various challenges and sensitive situations.

£38,000 a yearper annum (inclusive of weekend shift work)
