Key Responsibilities
Development launches & lease-up
1. Lead the end-to-end marketing of our BTR developments, from early awareness and pre-launch activity through to launch, lease-up and stabilisation
2. Deliver marketing activity in line with Lloyds Living’s development launch strategy, ensuring consistent, high-quality execution across the portfolio
3. Work closely with the leasing team to drive enquiries, applications and conversions throughout lease-up
4. Support re-let marketing activity across stabilised schemes to help minimise void periods and maintain occupancy
Marketing strategy & campaigns
5. Create development-level marketing strategies informed by market research, local context and target audience profiling
6. Plan and deliver integrated campaigns across digital, social, property portals, paid media, email, print and local activity
7. Plan development launch events and oversee show home briefing and installation
8. Work with the brand team to align brand awareness activity with development launches and property marketing
Content & campaign execution
9. Manage the creation of all development marketing collateral, briefing and overseeing third-party creative agencies
10. Brief and oversee CGIs, photography, videography, virtual tours and drone content for developments and homes
11. Plan and brief social-first content to promote our developments and homes across social media
12. Ensure all content required for website launches and portal listings is created, stored and kept up to date
13. Manage and optimise property portal products and paid media campaigns, working with media agencies to maximise performance
14. Manage email marketing and lead nurture campaigns, working closely with the leasing team to ensure prospects are effectively funnelled from early awareness and enquiry through to application
Performance & budget management
15. Track performance across all marketing channels including property portals, paid media, social media, website, OOH and email
16. Use insight and data to continually optimise activity and inform future launch strategies
17. Manage development-level marketing budgets, ensuring spend remains on track and delivers strong ROI
Stakeholder & agency management
18. Collaborate closely with internal teams including Mobilisation, Leasing, Property Operations and Brand
19. Manage external agencies and suppliers to ensure timely, high-quality delivery
What we’re looking for
20. 5+ years’ experience in property marketing, ideally within Build to Rent or residential lettings
21. A relevant marketing degree or qualification (desirable but not essential)
22. Strong understanding of demand generation and lead funnel management
23. Proven experience delivering multi‑channel property marketing campaigns
24. Hands-on experience with digital marketing, property portals and paid media
25. Confident briefing and managing creative and media agencies
26. Strong content creation and copywriting skills
27. Ability to manage multiple projects and priorities effectively
28. Data-led approach with experience using performance insight to optimise marketing activity
29. A team player with strong communication skills
