This is a rare opportunity to step into a senior role with a genuine, planned pathway to Head of Conveyancing as a key senior partner approaches retirement. You will: Take on a senior fee-earning role in residential and commercial conveyancing Work closely with the current senior partner, with a view to stepping into the Head of Conveyancing role in due course Join a supportive, collaborative team that values expertise, innovation and client care Key Details Job Title: Senior Residential & Commercial Conveyancing Solicitor Salary: £40,000–£55,000 (dependent on experience), with scope for review after c.12 months based on performance Location: Leatherhead, Surrey (Thorncroft Manor, KT22) – set in 14 acres of parkland, close to Leatherhead Leisure Centre, town centre and Norbury Park Working Pattern: Full-time (37.5 hours, Monday–Friday) Consideration given to 30 hours per week and/or non-standard office hours Working Arrangement: Fully on-site initially Potential for hybrid working after successful probation Start Date: As soon as possible What You Will Be Doing Core Responsibilities (approximate time split): Fee-earning and case management (c.70%) Managing a full caseload of residential and commercial property matters from instruction to completion Providing clear, practical legal advice and undertaking legal research where required Delegating fee-earning work to colleagues where appropriate Time recording, updating costs information, opening, progressing and closing files Business development and client acquisition (c.10%) Dealing with new enquiries and providing estimates Following up leads and helping to convert enquiries into instructions Profile-raising and relationship management (c.10%) Networking and building professional relationships Supporting the firm’s strategic aims and helping to attract new work Dealing with any complaints in a professional, solutions-focused manner Training and development (c.10%) Training and mentoring junior team members Taking responsibility for your own professional development and maintaining your development plan and record Assisting with updating precedents and best practice documents This is not an exhaustive list and you may be asked to undertake other duties in line with the needs of the practice. Experience and Technical Expertise Essential: Qualified Solicitor (or equivalent) with a current practising certificate Minimum 7 years’ PQE in non-contentious property law within a UK law firm Strong track record in both residential and commercial conveyancing, including: Freehold and leasehold sales and purchases Commercial leases (grant, renewal, determination, assignment, surrender) Licences to assign, underlet and make alterations Commercial property sales, purchases and licences Newbuild conveyancing Residential letting and investment property transactions Unregistered land and adverse possession Easements and rights of way Experience in some or all of the following specialist areas: Leasehold enfranchisement and lease extensions Residential sales of freehold reversions Shared ownership and home equity loans Bridging loans Declarations of trust and loan agreements Home equity release/lifetime mortgages Development work (options, overage and clawback agreements, planning and other statutory agreements, community infrastructure levy) Stamp Duty Land Tax and VAT as they relate to property transactions Skills, Attributes and Qualifications Required: First-rate academic credentials Ability to manage a full caseload independently, progressing matters without close supervision Strong client-handling skills with the ability to manage expectations and communicate clearly Sound judgement and independent decision-making, with appropriate consultation where needed Approachable, collaborative and resilient working style Excellent attention to detail, organisation and time management Commitment to high-quality client service and the firm’s values of teamwork, integrity and innovation Benefits and Rewards In addition to a competitive salary, our client offers: Competitive salary: £40,000–£55,000 DOE with performance-based review after c.12 months Location and environment: Beautiful office setting in parkland with free on-site parking Flexible working options: Consideration for reduced hours and non-standard office hours; potential hybrid working after probation Professional development: Access to Practical Law and LexisNexis Ongoing training and development support Opportunity to train and mentor junior colleagues Career progression: Clear, planned pathway to Head of Conveyancing as a senior partner approaches retirement Opportunity to play a key role in the strategic growth of the property team Inclusive culture: Commitment to equality of opportunity, dignity and respect Collaborative, supportive team environment Additional benefits can be discussed at interview.
