Castle Brae is expanding, and we’re looking for a driven, energetic Sales Negotiator / Estate Agent to join our successful Bathgate team. About the Role
This is a dynamic, client-facing role where your primary focus will be new business generation. You will represent Castle Brae in the community; actively prospecting, winning instructions, and guiding clients through the sales process with professionalism, confidence and enthusiasm.
Key Responsibilities:
Business Development & Prospecting
* Generate new business through various methods and channels and help strengthen Castle Brae’s visibility and reputation in the local area.
Valuations & Instructions
* Conduct accurate and confident property valuations.
* Convert leads into instructions and represent Castle Brae with professionalism.
* Prepare property details and coordinate with admin for marketing and sales progression.
* Conduct viewings, negotiate and close sales.
* Maintain a strong pipeline and support clients throughout the journey.
* Liaise with buyers, vendors, surveyors, solicitors, photographers, and other relevant parties to ensure smooth transactions.
Lettings
* Be confident in carrying out lettings valuations and supporting the growth of our lettings portfolio.
Driving sales performance by meeting individual and team KPIs
* Performance will be measured through lead conversion, valuations booked, instructions won, and overall customer satisfaction/feedback scores.
What We’re Looking For:
* Own car with full clean driving licence (required).
* Previous experience in estate agency or sales is ideal.
* A confident communicator with a proactive, target-driven approach.
* Strong local knowledge of the West Lothian and Forth Valley areas (preferred).
* Professional, organised and great with people.
* Someone ambitious who’s eager to progress within the property industry.
* Ability to work independently and manage own workload.

Position Type: In-person, permanent, full-time. Flexibility to work occasional evenings and weekends will be required to facilitate viewings and client needs, supporting the role’s commission-earning opportunities.
