We're looking for a Residential Portfolio Manager (RPM) to join us in our Midlands and East of England region. In this new and pivotal role you'll provide specialist leadership for residential lettings, ensuring a high-quality, compliant, and efficient service during a period of significant change, particularly in response to evolving renters' rights and sector reforms.

What it's like to work here:Reporting to the Regional Head of Let Estate or Senior Estate Manager, you'll work in a matrix structure alongside land and estate teams, legal, finance, and conservation colleagues.

As this role covers the Midlands and East of England region, your contractual place of work will be the nearest National Trust consultancy office to your home. The area covered extends from Gloucester up to Sheffield and from the Welsh boarder to the east coast including Norfolk and Suffolk.

Our hybrid working policy means you can balance office and home working with site visits and meetings at other National Trust places. We'll talk about this in more detail at interview, but you should expect to be at a National Trust site for 40–60% of your working week.

This is a hybrid role with a mix of home working, hub collaboration, and site visits, offering flexibility while maintaining strong team connections. Due to the travel required in this role, you will need to consider how you will be able to get to remote locations. We'll talk about this in more detail at interview.

What you'll be doing:You'll provide specialist leadership for residential lettings across a large and diverse region, ensuring compliance with all relevant legislation and our policies. You'll oversee the delivery of a consistent, high-quality lettings service, working collaboratively with Senior Estate Managers, Lettings Officers, and other estate management colleagues. You'll direct resources flexibly across the region to meet compliance and income generation needs, supporting our strategic objectives. Additionally, you'll guide and support Lettings Officers, ensuring they remain embedded in local teams while benefiting from regional leadership and expertise. In this role you'll play a key part in implementing new processes and standards, supporting our response to the Renters' Rights agenda, leasehold reform, and energy efficiency requirements. Ultimately, you'll help shape the future of residential lettings within the Trust, establishing it as a distinct and professional discipline.

Who we're looking forApplications from redeployees are assessed against the minimum criteria for the role. In your application, please provide details of how you meet the minimum criteria below:

Accredited by ARLA, RICS or similar, with a strong understanding of residential lettings legislation and market dynamics.

Significant management experience in residential lettings, including refurbishments, compliance, and contractor oversight.

Skilled in budgeting, forecasting, and optimising rental income, with experience managing budgets.

Strong people management skills, able to coach teams and work effectively in a matrix structure.

Ability to analyse data, identify trends and efficiencies, and implement creative solutions to improve rental performance.

Excellent influencing and dispute resolution skills to build positive landlord/tenant relationships.

Additional criteria for all other applicants:

Provide specialist leadership for residential lettings across a large geographic area, ensuring compliance with all relevant legislation and Trust policies.

Play a key role in implementing new processes and standards, supporting the Trust's response to the Renters' Rights agenda and other sector changes.

- Manage and mentor the Lettings officer regional cohort and ensure collaborative working with estate management teams.
