Job description


Our client is currently seeking an experienced Residential Building Surveyor for a contract position. This role involves extensive building contract administration, preparation of legal contract tender documentation, specification, supervision, and monitoring of capital contracts for Council-owned housing. Additionally, you will carry out inspections of void and tenanted properties to agree on work specifications.

Key Responsibilities:

1. Conduct feasibility studies and stock condition surveys, preparing specifications and schedules of works for potential remedial works.
2. Provide regular updates on capital budget expenditures and service performance, maintaining financial and statistical records for all capital works including special projects.
3. Monitor and supervise contractors to ensure effective and efficient delivery of work/contracts.
4. Prepare and present regular progress and performance reports following monthly contract meetings.
5. Handle customer complaints, taking necessary actions to resolve issues.
6. Identify properties and schemes for future planned maintenance, including conducting stock condition surveys.
7. Conduct pre and post-inspections of void properties, preparing detailed schedules of works for contractors and obtaining necessary quotations as per Council Corporate Procurement Rules.
8. Carry out surveys of specialist projects/works, compiling information to assist in the preparation of specifications and other contract documents, including measured surveys.
9. Ensure compliance with all statutory requirements, responding swiftly to actions arising from the Council's legal obligations, such as Section 82 and Section 11 requirements.

Job Requirements:

10. Experience in building surveying, specifically within residential or council-owned properties.
11. Strong understanding of building contract administration and legal contract tender documentation preparation.
12. Proficiency in conducting feasibility studies and stock condition surveys.
13. Ability to manage and supervise contractors, ensuring high performance standards are met.
14. Excellent communication skills to engage effectively with residents and address their maintenance concerns.
15. Capability to handle and resolve customer complaints promptly and professionally.
16. Understanding of statutory requirements and legal obligations in property maintenance.
