Sales Manager Location: St Andrews (operating between the Space Development and the Sales Hub on South Street) Salary: Up to £45,000 per annum plus quarterly performance bonus About the Role We’re looking for a driven Sales Manager to lead the sales performance of Space Student Accommodation in St Andrews. Based between our flagship development and the Sales Hub on South Street, you’ll take ownership of the full sales cycle, from enquiry and lead generation through to contract completion, ensuring every interaction drives occupancy, revenue, and customer satisfaction. This is a hands-on, commercially focused role where you’ll combine strategic planning with day-to-day sales delivery. You’ll be responsible for hitting occupancy targets, improving conversion rates, and building relationships that strengthen Space’s reputation in one of the UK’s most competitive university markets. Key Responsibilities Deliver a clear sales strategy to achieve occupancy and revenue targets. Manage the entire sales process, from initial enquiry to signed tenancy agreement. Lead viewings and deliver a first-class customer experience, both in-person and online. Generate and convert leads through proactive engagement and local partnerships. Monitor performance metrics, report on conversion trends, and identify areas for growth. Build relationships with international agents, the University, and local partners to drive brand visibility. Ensure full compliance with sales procedures and documentation standards. Support and coach onsite teams to strengthen sales performance and rebooking results. About You Proven sales experience within PBSA, property, or hospitality. Strong commercial acumen with a results-driven mindset. Confident communicator with excellent negotiation and relationship-building skills. Organised, proactive, and data-led in your approach to sales performance. Experienced in using CRM systems and Microsoft Office tools.
