Senior Project Manager
CBRE Global Workplace Solutions is a leading provider of integrated facilities and corporate real estate management. We are recruiting a Senior Project Manager to join the team located in Newbury.
Responsibilities
* Provide leadership in identifying and specifying project opportunities and delivering contractual commitments on secured projects.
* Ensure opportunities for the strategic development of projects are exploited to deliver increased turnover and profitability.
* Deliver projects to completion on time and on budget, exceeding expectations wherever possible.
* Identify, reduce, and manage all risks (technical, statutory, health and safety, commercial or otherwise) associated with each project.
* Ensure compliance with CBRE project management policies and procedures.
* Ensure healthy and safe working conditions, implementing client and company health and safety policies across CBRE and subcontractor activities, and regularly review each project. Provide a Health and Safety file and comply with CDM regulations.
* Build strong relationships with sub‑contractors, especially preferred suppliers, to deliver cost‑effective solutions that meet quality expectations while managing risk and ensuring back‑to‑back terms.
* Collaborate with other operational managers to develop the project business through effective teamwork and support of colleagues.
* Develop project financial plans for revenue and profit delivery.
* Ensure positive cash flow by establishing a payment schedule and submitting timely invoices/applications, maintaining debt control below 60 days.
* Manage project delivery within agreed budgets, maximizing profit through cost reductions and better purchasing of subcontractor services.
* Implement control systems to meet statutory, policy, and contractual commitments.
* Maintain customer focus in all operational activities and sustain effective relationships with key client contacts and CBRE site teams to identify and win opportunities.
* Promote and uphold CBRE’s core values.
* Deliver effective business communication through advice, review, leadership, and direct contribution to management meetings, briefings, consultation forums, correspondence, publicity, reports, and publications.
* Support the sales process through solution development, participation in presentations, and consultation meetings.
Accountabilities
* Report to a CBRE Head of Projects or a Regional Director.
* Accountable to the CBRE functional heads, as appropriate.
* Accountable day‑to‑day to the relevant client contacts.
* Hold financial responsibility for delivering plan commitments for projects.
