Director Building Surveyor – CBRE

Role Purpose
This opportunity is for a Director with over 10 years’ experience and post qualification background to join a team of 30 building surveying professionals focusing on traditional building surveying services with a bias towards lease exit advice and dilapidations. The building surveying team is part of the wider Projects & Building Consultancy department which provides a wide range of construction and building consultancy advice.
The candidate will predominantly be working with both internal and external investor and occupier clients ranging through international corporate occupiers, national/international investment funds. They will primarily provide dilapidations advice/negotiations to both landlords and tenants, and procure and manage building surveyor‑led projects. Occasional roles will include technical due diligence, defect diagnosis and planned preventative maintenance (PPM) schedules across a range of property types, emphasising office and industrial buildings in the southeast.
Key Responsibilities
* Independently deliver the successful implementation of professional and contract building surveying within the London Dilapidations team through the completion of a varied range of building surveying instructions.
* Take responsibility for the management of client instructions and project teams to deliver high quality and timely building surveying and project services profitably.
* Deliver instructions from inception to completion with the minimum supervision to meet the project objectives in accordance with company policies.
* Manage and support the development of junior resource in the team.
* Maintain an established network and potential external client base.
* Undertake business development activities in line with team and service line strategy, including preparation of proposals and pitch submissions.
* Oversee efficient resourcing and delivery of services ensuring appropriate skillset and experience for the instruction.
* Assume quality assurance responsibility for the work delivered by line reports.
* Support client care, reporting and relationships.
* Comply with CBRE’s policies and management system; work in compliance with Quality Management Procedures.
* Contribute to the department’s business plan and revenue targets to assist in achieving its objectives.
Person Specification / Requirements
* MRICS qualified with over 10 years’ experience.
* Good appreciation of professional and project‑based building surveying matters, able to understand the basics of local and wider property markets.
* Excellent communication and interpersonal skills to present a professional and knowledgeable persona.
* Able to work as part of a team, supporting and working with colleagues and sister departments.
* Build, develop and maintain existing business and client relationships.
* Organise and prioritise tasks efficiently within an agreed time frame.
* Provide concise and clear written communication with accurate and excellent attention to detail.
* Sociable and outgoing team player who deals effectively with colleagues and clients; confident and assertive where required but understands and appreciates the importance of using discretion.
* Clean driving licence and willingness to travel within the UK.
